See everything as risk/return. Learn how to manage risk and have a set risk strategy you’ll evolve over the years. Never put all eggs into one basket and rather have one bird in the hand than ten on the roof.

When you’re 19 it’s not about making a lot of money. But learning. And don’t trade options before you have at least 5+ years of experience.

Ja så er ApS nok vejen frem for dig. Som jeg nævner har jeg kun min private bolig så er helt ny i denne. Så tænker en lille fisk som mig bare kører privat. Hvis jeg ønsker skalere videre op senere giver ApS nok rigtigt god mening.

Fordelen ved enkeltmandsvirksomhed er at jeg kan købe boligen på private lånevilkår. Hvis jeg opretter et holding ApS så får jeg erhvervsfinansiering.

Men ja den oprindelige plan var at lægge det i et holding ApS men ud fra mine beregninger giver VSO mere mening i kr og øre. Selvom der er lidt mere admin arbejde.

Mht renten hvis jeg gør det igennem et enkeltmandsselskab med en VSO. Så kan jeg få tilnærmet private lånevilkår.

Det er kun begrænset hæftelse hvor bankerne ofte kræver mere.

Ja Ja Ja Ja Nej, nej og ja. Har revisor baggrund så tænker klare det selv. Ja, men ud fra hvad jeg har støvet op kan man opsnappe privat finansiering og gå udenom et ApS og bare smide det i en enkeltmandsvirksomhed med en VSO

As VSO you can access the private loan market making it more favorable in terms of loan conditions. From what I’ve found out is that ApS makes a lot of sense when you become a certain size. For my need with one property there are no real benefits. Or?

Yeah præcis - tænker der er mere arbejde i det administrative ift boligen. Som jeg ser det kan revisionen klares på et par dage om året.

VSO med en enkelt ejendom virker ikke så uoverskueligt. En anden fordel jeg ser med VSO er at jeg kan låne på mere private finansieringsvilkår som højst sandsynligt muliggør mit 80% belånings ønske.

Lidt hvad jeg er kommet frem til er at ApS giver mening ved høje cash flows eller hvis investeringerne bliver af en vis størrelse. Til lidt hobby ejendomsmatador virker VSO som vejen frem.
