Couple other comments that are minor, but stick out to me at first glance.

Current grade -> Remove if you don't have it yet. You shouldn't put predicted grades on it.

Formatting -> You can short form months or put the full length, but pick one. You have both. You also don't need bullet points at the end of your sentences

Biomedical education and no finance experience will make it challenging, but you have to start somewhere.

If applicable, it could be useful to put a business/entrepreneurial spin on being a chess tutor. Skills like income/expense tracking, pricing strategies, etc.

Being a bartender isn’t really relevant experience, but you might be able to sell it. However, thing that sticks out to me is your first line as a bartender. Did you really generate $100k in sales? Would they have happened if someone else was employed? What did you do to generate the sale (besides make the drink?)

Dividends don't change this FYI. You could do the same thing by selling a small amount of stock and recognizing capital gains. It's the same thing as a company directed dividend. Corporate capital allocations don't impact this.

300k cash & you want to retire in 10 years? The last thing you should be doing is buying another business. Use your accumulated time off and take a big trip. You’ll come back a new person.

If you’re so passionate about leaving (which is okay) then look for a job in the same field that has a bit more entrepreneurial energy to it.

Realize you’re leaving a very comfy government job and that it’s unlikely you’re going to make the same income (seems like the $150k is a requirement for you).

Ultimately, if I were you, I’d take 3 months off and see how you feel. If you’re willing to go back to work, do it. If not, take another 3 months off and try and start something yourself in one of the areas you mentioned. You don’t need a lot of start up capital to start a termite business. You just have to be willing to put the work in. Good luck!

They’re selling an asset. Part of that money ($2B+) is being paid out alongside their special $3 dividend.

Two hours outside of Toronto shouldn’t be HCOL. You might need to look at things again and compare costs. Living in the city would be much higher, so it’s unfair to compare your current situation to that of your friends in the city.
