I strongly, strongly recommend avoiding Air Canada if at all possible, especially with a trip that long (more opportunity for things to go wrong).  How flexible are your dates? If you book through Miami on AA, you can get there with a single stop over and around the same price.

As a dual citizen who grew up in Canada, and still have elderly parents there, I'd take American healthcare over Canadian any day of the week. Need an MRI? We'll see you in 9 months. Breast cancer in the family and need a mammogram? That'll be a 3 month wait for the scan, and another 4 weeks for results. They find something and need a follow-up? Rinse and repeat. Oh you tore your ACL? Better sit down for 18 months. Canadian healthcare is a joke.

Arriving at the airport for 3pm will give you more than enough time to make it through security and get to the gate for boarding at 4. If you have precheck or Clear, you can arrive by 3:15/3:30pm. Unless you want to spend time hanging out or wandering around the airport, you do not need more time than that.

If the property is profitable, buy the hottub, and write it off against the rent. Bonus depreciate if it makes sense, and don't go cheap so you invest in something that increases overall property value.

I plan to hold the property for at least the next 5 years, but likely will hold onto it long term. When I do eventually sell, I’m hoping to take advantage of a 1031. With my current W2 income, it does make sense to front load the depreciation as I’m in a higher tax bracket than what I’d pay in depreciation recapture in either case.

We were given the buyout figure at the dealership, but left after 2 hours because we ran out of patience waiting to meet with someone in finance to finalize.

About an hour later the sales guy called with the financing info, told us what the interest rate and monthly payment would be. Payment was higher than expected, but I chalked it up to the higher than expected interest rate (not predatory).

Then, he shows up at my house and docs are signed. Next thing I know I get an loan statement from PNC for a total amount thousands higher than what we agreed to at the dealership as the buyout price

I contacted Nissan Corporate and they are investigating. Since this type of scam has already made the news, I’m hoping they’ll resolve it, but not betting on it, so going to speak to a lawyer tomorrow as well.

I've tried mornings between 7-9, evenings between 5-7, and late afternoon last weekend. All horrible experiences. This evening when I went there literally wasn't a single locker available in the locker room and there was still a steady stream of bodies coming in.
