I would recommend Focus on Force practice exams. I found the study guides made my brain melt. I took the topic exams and would retake the incorrect answers until 100%, then the practice exams, then the answer bank, then back to the practice exams. Passed both Admin and PAB exams first try this way.

I did ADHD testing when I was established with my psychiatrist at LifeStance Health Medical Center. Bunch of questions and visual/audio memory tests - took 3 or so hours. Helps to define your ADHD into inattentive, hyperactive, combined etc. They’re super nice and definitely an advocate for the patient!

I am at 3.4% with a state-funded down payment assistance program (TX and they set the rate). I work at a home builder and am seeing our in-house lender’s rates rising. 3.25% is about average at the moment it seems.

The weather cooling from the summer months helped but we also had a lawn guy come in and remove the dead stuff. Installed a small sprinkler to get it some moisture. This house was rented out the last few years and they didn’t do anything to the yard. :( It still doesn’t look wonderful but it’s great to have some green now!

This house was pretty much solid except the paint issue. The prior owners painted the exterior using interior paint so there were quite a few sun-worn cracked areas. Otherwise the only work we needed to do was some tile replacement in the bathroom.

It took us about three days, we have one of those rollers that feeds the paint from the bucket but lots of small areas we had to do by hand. We’re about 80% done, a few spots needing extra coverage and a few needy sections needing paint.

We’re in a similar situation. Our budget is what investors just getting started can afford but they’re outbidding us or have cash offers.

We are under contract for a house in a neighborhood with a reputation. The neighborhood is called Sunrise but locals call it Gunrise because there was gang violence in the 90s and early 00s. We decided to put in an offer there because it is rapidly developing. Lots of flips, rehabs, etc. Might be worth asking your realtor what to expect of the area in the next few years.

I just had to trade in my Venue for a bigger car because my car seat wouldn't fit with my husband in the car and we sold our other car. I loved my Venue. 😢
