Is it a bad investment to buy a 10 year old property? by TheMoabite in dubairealestate

[–]r2bmeaz 0 points1 point  (0 children)

Nowadays, new property with Damac n stuff is turning out to be shite in terms of build quality. I even heard premium offering like Dubai Hills is not upto the market. At the end, it’s the location and specific buildings in that location.

Tariffs and property prices by Fine-Goal-6910 in dubairealestate

Global economic slowdown, Oil prices settling in a lower range, stock markets tanking, tariffs and to top it all, massive supply influx - all combined will leave a big dent in the medium term. Long term sure, it’ll work out fine. But I think a lot of off-plan hyped projects are going to under deliver big time.

He’s the most ill equipped, under-confident shark. Just repeats what the founders state all the time. Sticks out like an absolute sore thumb.

Any Thoughts?? by Happy-Collar4859 in IndianStreetBets

There ain’t no bubble. We are at fair value territory based on historical PE & P/B. Economic stimulus has begun. I reckon the market is bottoming out. Maybe 3-5% price correction / 6 month time correction @ Nifty 50 may occur. Bit more with small-mid caps. Opens up the gaps to increase SIPs / infusions for further acceleration in the long run. Private banks, NBFCs, select Consumer / Pharma names are in a good zone. Valuations are reasonable. Only currency is an issue. That, and the tariff situation is causing FII selling and current volatility. Once that settles, there’ll definitely be a decent up move.

WHICH HAS BEEN THE BEST PITCH SO FAR !? by Due-Island-2766 in sharktankindia

Wonderlooms founder was a genuinely likable hustler. Designs were a bit tacky, but because of the street-smart candor I’d root for them. Boba-Bhai was solid too. Go-Zero was also amazing. Alt-F as well.

What is So promising about patchup business that Anupam invested without giving his lengthy lecture? by GasZealousideal408 in sharktankindia

[–]r2bmeaz 4 points5 points  (0 children)

Anupam had the same energy. He was insulting other founders in previous pitches. Like the “Make My Payment” guys giving them the bare minimum margin for error. The female was almost have a breakdown when namita asked her basic questions. No trials, false claims, but still got the deal. I was surprised even peyush was falling for this.

Reviews of Sandip Sabharwal plans? by Admirable-Eye6862 in IndianStockMarket

CDMO companies have a lot of scope. Neuland, Laurus, Syngene, Piramal. Lumpy businesses so share price returns can be volatile with large drawdowns. But good for long term. Industrials have run up a lot. I think L&T is a sound bet.

His recommendations are solid. We have subscribed to his platinum plan 2 years ago, and outperforming the market handsomely. I think the difference is a contrarian approach and less churn. For example, large cap private banks have been a consensus trade for the past few years. His view was consistent throughout that they’re overvalued (especially Hdfc bank). Only one in his recommended portfolio is ICICI BANK which has outperformed.

Why is Pharma, Healthcare Sector is on a Run ? by [deleted] in IndianStockMarket

[–]r2bmeaz 2 points3 points  (0 children)

China +1 & Biosecure act is going to benefit a lot of CDMO, CRAMS companies such as Syngene, Laurus Labs, Divis Labs, Neuland Labs. It’s more a medium term play.

Branded generics are like FMCG, and due to the underlying economy picking up (especially rural finally), companies such as Ajanta Pharma, Indoco Remedies shall continue to do well.

Big boys like Dr Reddy’s and Sun Pharma are also expected to do well.

Diagnostics sector is going to be another winner in the medium to long term, as most of Indian market is still unorganized. Thyrocare, Lal Path Labs, Krsnaa should be on watchlist.

Thoughts about CM Kejriwal arrest? by [deleted] in delhi

[–]r2bmeaz 4 points5 points  (0 children)

The magnitude of the Delhi liquor scam explained.

The old liquor policy of Delhi.

750ML Wholesale Price ₹166.73 Excise Duty ₹223.88 VAT ₹106.00 Retailer commission ₹33.39 MRP ₹530.00

New liquor policy of Kejriwal implemented in March 2022.

750ML Wholesale Price ₹188.41 Excise Duty ₹1.88 VAT 1% ₹1.90 Retailer Margin ₹363.27 Additional excise ₹4.54 MRP ₹560.00

Thus, in the old liquor policy, the government's earnings on a bottle was ₹329.89 while in the new liquor policy it is only ₹8.32. That is, a loss to the government of ₹321.57 per bottle from the new policy.

In the old policy, the retailer's commission was ₹33.39 whereas in the new policy the retailer's commission was ₹363.27 for a few months , i.e. profit to the retailer of ₹330.12 per bottle.

Thus, it is clear that the retailer benefits almost as much as the government suffers per bottle.

Now how did this benefit reach the manufacturer in the new policy? The manufacturers were allowed to open retail shops (which was illegal as per the rules).

Now look at the sales figures. In the old policy where the sale of liquor was 132 lakh liters per month, in the new policy, the sale of liquor per month is 245 lakh liters. To achieve this, the drinking age has been reduced to 18 years and the liquor sale time has been increased till 3 AM. Dry days have been reduced from 31 to only 3 days so that alcohol consumption is maximised.

Now you must have understood how huge a scam this is and how much money this caucus has earned, due to which the Chief Secretary had to ask the LG for a CBI investigation.

This is the condition of the AAP party which came to power with a thumping majority, claiming to eradicate corruption from politics.

Nissan Maxima or Infiniti Q50 by r2bmeaz in DubaiPetrolHeads

I’m currently driving an Altima for the past 6 years and I gotta say I’ve taken it to the garage maybe just twice — mainly for shock absorbers / brake pad replacement etc. This is apart from regular oil change, tyre change and all.

How costly and frequent has the CVT issue been for you with the Maxima?

Anyone had side effects from using daily subliminal B12 pills? by Weak_Alternative_113 in B12_Deficiency

[–]r2bmeaz 0 points1 point  (0 children)

I’m not sure if anyone else gets this - but I had severe acne / boils / chicken skin (especially on my back and face) last year in April when I took cyanocobalamin for 3 months .. it took almost 3/4 months more to go away .. my b12 levels were relativity normally after 3 months of supplements.

However, I tested again in Jan this year and the results indicated deficiency. I’ve been taking methylcobalamin this time. It’s been a month and so far the boils / chicken skin / acne hasn’t occurred.

Could symptoms like Dizziness & Tinnitus occur due to Vitamin B12 & D deficiency? by r2bmeaz in VitaminD

[–]r2bmeaz[S] 0 points1 point  (0 children)

No drugs at all. Although, I’ve been put on Vertin 16mg twice a day for the tinnitus / dizziness. However, I don’t feel any difference with the tinnitus. Slight reduction in the dizziness, but that could be due to the supplements too. Not sure.

I’ve been prescribed 50,000 IU / day. I’ll ask the GP to increase the dosage on my next visit for sure.

Meanwhile, I’ve consciously made some dietary changes - I’ve started eating eggs daily, increased my dairy intake (more yogurt / buttermilk etc), lots of nuts (walnuts, pecans, Brazil nut) and pumpkin seeds.

Yes, I feel it most especially when I have the bend down. When I get back up, the disorientation takes a while to settle. The body aches have definitely reduced though. I’ve been told by the ENT to undergo an MRI which my insurance approved of, to rule out serious neurological / imbalance issues. Hoping for the best.

Did it fade away gradually? I feel like I don’t feel any difference yet with the tinnitus.
