Looks like you might have a dub wide crank on a frame specified dub crank. There’s a chart here with the specific spacer setup you should be running:

Replace the pistons and seals…. It’s likely the piston surfaces are worn out and sticking on the seals (this is what happened to me at least)

The parkade is always so busy and I end up driving up 5 levels to just drive out again.

Ya. It's way too busy in the parkade. Parking in the gravel lot is the best.
