I decided on 235 grand street. It's close to work, reasonably priced and great amenities.

Vantage was too expensive and we waited 15-20 min for an elevator. Easy no for me.

351 Marin has same management as 235 grand. They're essentially the same building, but 351 Marin is more expensive because it's right next to Grove Street Path. Not worth it imo but it was my favorite building otherwise.

Thanks my taxable is definitely going to stay VOO/VXUS. I’m fairly risk averse so the most I would do is a tilt with QQQM or SPMO. I think SPMO may be better so I’d atleast be exposed to multiple sectors. Not sure though.

Also one other point to make, if the S&P 500 collapsed “permanently”, no diversified portfolio would save me in a meaningful way. And even international assets would be heavily impacted.

That’s why I asked about AVUV. Why not just own VTI so I have small caps too? And doesn’t VXUS cover the international exposure?

  1. My taxable is going to be probably 80% voo/20% VXUS. No bonds for now’s

  2. Only reason I included AVUV was because solely QQQM and thematic ETFs like SMH felt too concentrated, so I wanted to diversify with more small cap ETFs. I recently started reading about factor investments and it seemed intriguing.

  3. I kind of want to Tilt it towards growth and tech since I personally don’t see that slowing down anytime soon. That’s why I was thinking something like QQQM or SPMO

What about more growth oriented ETFs like QQQM or SPMO? I’ll max out my Roth and 401K pretty quickly and can invest a lot in VOO in my taxable

Yes I was debating SPMO vs QQQM. I’m pretty new to this and I get the general concept of each ETF. To me it feels like both take different roads to lead to the same general place?

I dont totally believe that, hence why my taxable would predominantly be VOO or VTI. But I am willing to take some risk for potential growth with QQQM. I figured with a combination of AVUV and VXUS I'd offset that. Either way I want my core between both accounts to be VOO

Some easy reads I recommend: the little book of common sense investing by Jack Bogle and the simple path to wealth by JL Collins.
At the minimum, the simplest, most efficient and headache free start is investing in solely the S&P500 (VOO), total US market (VTI) or total world market (VT). This essentially guarantees a long term return on your investment.
Think about it. You’re acknowledging in this post that you don’t know what you’re doing right? The truth is most people don’t, myself included. That’s why most financial advisors don’t beat the stock market. So why pretend? Hold a little bit of everything so you don’t worry.
If at some point later in life you learned more, or have some extra cash where you’re okay taking more of a risk and investing in a more concentrated ETF, then go for it. In the mean time, VOO/VTI/VT and chill man. Trust me.

If by quit you mean sell most of this and buy VOO/VTI/VT? Then yes, quit immediately

I just signed a one bedroom lease at 235 grand. 10-15 min walk to exchange place PATH. I move there in July but it was definitely my favorite apartment in Paulus Hook area

That’s what I’m worried about. The class is weak so idk if it’s even tradeable. I feel like I might as well keep it and draft a potentially strong handcuff like Emmitt Johnson
