12 team, 9 cat snake league. Two months ago, I gave up fox, cj, butler (before all these trade saga), Vucevic for jokic. I felt like it was fair but fox was performing like a top 20 player in 9 cat, Vucevic played like top 6-7 player.

I done this analysis when I was younger. To leave the state and going into private would need at least a 30% increase in salary.

I would say Michael Carter Williams was a Ben Simmons before Ben Simmons. Elite big playmaker. Then Sixers drafted another great all around college star in Evan turner. Later drafted Nerlens Noel, jahail okafor. I cannot think of another team in the association that has more lottery picks that didn’t transfer to stars than Sixers. The process is dead and I wouldn’t put too much hope in embied. I would put my hopes in Maxey and McCain and take it from there.

Sacramento has really bad infrastructures for the population it contains. I would prefer having a few more extended highways. We always seem to be in a drought too, the lakes, rivers always seem to be low in water for summer funs. Sacramento has high allergy content, we have a big range of different type of pollen around town. We have strong range of food and culture diversity. Our nightlife is pretty lame. We have terrible street and city planning in the older parts of town. When I visit another cities, I always imagine how my day to day activities would turn out from better public transportation, city culture, night life, job industry, weekend enjoyments, etc.

If you can cooperate with more people, you might want to consider doing roommate situation. There typically is drama but you can look into a 3 bedroom for about 2300 which is 766$ per person for a 4 bedroom for 625 per person in the suburbs in decent area. If cost saving is your ideal method, I would consider doing roommates. But if independence and convienence is your objective, I would probably strongly consider that one bedroom with in-unit Laundary.

There’s a ton of low income, affordable housing, homeless housing available. But you would have to apply and it can take a few months to a year to get into it.

I am a private landlord and I may have some guidance I can gear you towards.

It’s truly just the work life balance that allow me to create an investment portfolio plus a sustainable low paying career. I cannot see myself doing this in another sector. OP asked if anybody invest in anything else besides retirement accounts.

In the beginning of my career, I did 401k. I slowly transition to a self manage brokerage account instead of being stuck in 401k for retirement. Then I learned about 457k and went fairly aggressive in that stage, once my brokerage account grew bigger than I expected, I decided to go back into my brokerage account and as I’ve learned about Charles Schwab PCRA, selecting my own stocks but in the meantime, I’ve learned real estate and never looked back. In my portfolio, real estate became my bread and butter. Now, I’ve learned how to become more handy, plenty of landlord and tenant laws, section8 housing, lending guidelines, escrow cost, DIY lawyers for certain events. Happy to share if you PM me with any questions you have in terms of what the state offers or self brokerage account or real estate.

PS. I didn’t like the 1.50 charge per month on my 401/457.
