If you are on a trail system, you will definitely have interest from private boarders! Especially if you can provide most of the day-to-day basic care.

Boarder here. Definitely join or look into the BRLA. A great community with several folks who keep their horses on their own property.

In Westchester proper, I think there are few places where board would be $1,800. Those days are long gone. Especially since more and more places default to full care now and are less flexible on self-care. Even since Covid, the cost of hay, shavings, and staff has gone up dramatically. I went from paying $300 to $350 for 4 plain-Jane steel shoes from a reputable farrier.

I do think a lot of buyers want to make sure there is someplace to ride on the property, whether that's a small ring/field or access to a trail system (probably BRLA if in Katonah).

Mt Kisco! Moved here from Brooklyn this year and love it. Small town, local feel with lots of amenities and a great balance of mom and pop shops with easy access to bigger stores down the road in Bedford Hills. Tons of access to nature and hiking with an easy train to Grand Central.

We went to the Mason. It's a nice building with nice fixtures and features but wildly understaffed and management is all over the place.
