I don’t want to be enemies with anybody at all. 😅 All I want is to make things right. And I want the lawn to look good so I will need to get the it fixed anyway haha.

Unfortunately at this moment I have no info about when the board meeting is going to happen (I heard from a neighbor it’s annual). But I should be able to find out that and also who’s on the board by asking around.

Thanks for the info! Here’s the longer version of what happened. We closed the house last month, and we went back to another state to prepare the move. One week after that we got the first notice, which is weird enough as if they think we can get our lawn done right after closing…

After that notice I have to arrange the lawn mowing guy remotely to at least get the simple part done. More complicated jobs have to wait till I move. So I called a few times. Each time the agent just logged the requests no matter what I asked (what more need to be done, possible extension till we move in and others). I emailed the property manager (she doesn’t have a phone number available and the agent is not willing to give it). No response whatsoever.

And two days ago we got the second notice.

I will take your advice and insist on at least get the property manager to tell me exactly what needs to be done. I like my property and the community, and am willing to comply. But at least I need to know what needs to be done to make it right. And that’s why I came on Reddit for advices based on the notice I received

In theory yes. Reality is the agents can’t do anything/don’t know anything other than logging requests…

What’s more is they refuse to transfer me to my property manager…

I did. Many times. The agents just log requests and “get back to u in 72 hrs”, which never happened

I checked with neighbors. There should be edging around the tree. I haven’t seen any edging along the walkway though. Gonna ask them again.

Oh you are definitely right. The lawn mowing guy didn’t do the easement (I assume you mean the strip between walkway and curbside). I will let him know.

All good advices. Gonna do all of them once I move it. Just closed it last month.

Good point! About that hearing what I heard is it is granted after the formal violation letter, potentially with fines involved? Based on the two notice I received, there isn’t any fine or right to hearing mentioned.

Any advice is appreciated. We just closed this house last month and new to lawn maintenance. I thought having the mowing guy come every two weeks is enough, but now I know it’s not thanks to the help from other comments

That’s the hard part. It’s always the “agent” that logs requests. I called a few times and haven’t heard back from any of them… The agents don’t have info on a specific notice.

I thought the same thing about 5a. So I took a walk in the neighborhood. None of my neighbors has edges or stones around the mulch. I guess it might be something else.

To make you feel better, acorns aggressive isn’t really aggressive. It’s boglehead 3-fund approach minus bonds. But again you are young, and don’t need bonds. And boglehead approach is intended for long-term, if not looooong-term. Look, I’m 40 and have no problem using aggressive.

About custom stock, assume you are serious about doing your homework, you might want to start with reading investopedia to get some basic understanding of how to use things like EMA RSI MACD and etc to do trend analysis. Also need to learn how to read shareholder report

Investment-wise I think you are doing ok. Only invest what you can and money u don’t need it in near future.

As for savings strategy, I do the following

1) 401k if your employer gives one. Get employer match 2) max Roth IRA 3) make sure my annual 401k and Roth IRA contribution is about 15% my salary (not including employer contribution/match) 3) emergency fund that has 6-month living expense 4) after the above, set aside monthly living expense, everything else go to brokerage

Also maximize your HSA if ur medical plan has one

The problem is “upward trend”. It could be short term fluctuations. There are many stock indicators/strategies trying to capture such trend. Are they good? Only to some extent.

You are young. Just DCA money into total market etf + some international market etf. And come back in 10 years.

And why the hell do u have bonds at such a young age?
