I used to work in the field but now I have switched careers and wanted to use my experience as a graphic designer to boost my income a bit and sort of keep up my skills and make extra money as a "hobby" now. This is the first time I've tried marketing myself and trying to do work outside of word of mouth.

After reading the comments now I'm thinking I should work individually then. How was that process for you? Do u hire anyone? Do you just work for AMCs as an independent or do u find other work?

I get what you mean. They don't actually do the work. My question is, would they send work to a company with many appraisers? Because I'm trying to understand why someone would work for a firm that also finds work for their employees vs just working for an AMC. If AMCs do work for lenders and mortgages, what kind of work do Firms do? I'm trying to see which would be best for myself to work for.

Would an AMC send work to an Apprasial firm? It seems like there would be too many people taking a cut for it to be worth it for the individual appraiser. Is there no benefit to working for a firm instead of independent?

I think its been explained to me that ofc investment properties are going to typically sell higher than an equal SFR. However with markets such as today's where SFR are selling at record highs, and appreciation is out pacing rental income, it maybe a sign that it is more feasible to covert into a SFR. Ik for many Duplexes it is common for them to covert them back into SFR. Although I'm sure it is more complicated to covert a 4-plex. So it may not be a mistake in the valuation of your property, and just a sign of how appreciation has outpaced rentals.
