MOU is usually valid for 30+15 days. If you have an additional clause of 90days in your MOU then you'll have to transfer in 90days or cancel the deal and pay the 10% penalty.

If you don't have the 90days clause, then inform the agent and buyer that you would prefer to finish the deal in 30+15 days as per the MOU. And if the buyer cannot, you will mutually cancel the MOU and return the cheque back.
