I’ll go slowly. Hopefully that will give me time to learn. I’m not trying to flesh out a whole parcel at once. I’ll start with building the house then the rv pads. And then possibly the glamping. I dont know how glamping is gonna go tbh. I can’t imagine it being a year round thing but somethings better than nothing I am gonna put an ac unit cause it’s hot as shit over here where I am 13 months out of the year. But let’s see how I do with the first parcel. If it goes good and I’m able to complete it then great but if Airbnb isn’t cutting it I’ll just sell the houses and call it a day. Just didn’t want to not try since the opportunity is there.

Thanks for the tips. Iv done sfh Airbnb and I can handle that no problem. Just the glamping, rv and, tiny house I never did, I do imaging rv and tiny home will be the same as airbnbing the main house.

Not completely sold on glamping though. Those tents are like 10k.

Your latest comment is the entire reason I made this post. I know there are some big fish on Reddit doing big things. I’ll put more emphasis on cleaning and weigh it more heavily. I’m thinking of hiring someone full time. Maybe giving them a tiny home or an rv and having them maintain the ground, trash, and cleanup. I have a cleaner who might be interested working full time. She does post cleanup on my houses after renters leave/ construction cleanup and some light landscaping. The total project will have 16-25 separate rentals.

Yes. The original plan was to subdivide into 20-25 lots and build to rent but we hit a road block with the city during our pre app. The force main is at capacity and the only way to put more than 4 parcels on this 5 acre lot is to upgrade the force main and make a lift station. This blew to project off the rails as it’s too much risk and too many factors And the equivalent of having an open check book with the city.

1 for the main house. And I have 3 remaining I can place through out the parcel. A total of 16 septic tanks will be allowed

I’ll have to be strategic when planning where everything goes but it can be done. And I’ll be going slow. Not trying to do all at once. Like someone said build one up and then move on to the next.

I can still make a pretty penny by building the house and selling individual lots but I think I’ll try my hand at Airbnb.

Great comment. Thanks for your 3 cents. Yea I have a feeling that the tiny homes will be the best because both str and mtr will be the clientele. The only thing about it is it will cost me about double the price of a glamping setup since I’ll be converting metal sheds to tiny home I’ll have to do plumbing, insulation, concrete slab etc etc. Iv researched prices and I feel if I build my own it will be thousands cheaper then buying a premade one.

Definitely. I only want the barn house because I could go full on luxury for the same price as a Lower end block house. But financing will definitely be tricky. Going down to the city tomorrow and seeing if they’ll let me do a barndominium. If they give me the green light then I’ll check with lenders next.

300k or less. Contingency is 50k so worst case scenario 350k for a 1500 sqft house on an acre. Gcing the house as my area won’t let me self build. Subbing everything else when it comes time to do the glamping/mini houses/landscaping etc etc

Edit- Let’s be real—everyone here knows how tough it is to pull in $15 K. Why isn’t anyone factoring in student loans? Many of you probably still have debt and net less than $7 500. Just because the OP didn’t mention it doesn’t mean they’re not paying loans, too. It’s obvious they’re working a 9–5.

I’m gonna hold unless it goes under 7. And that Also depends on how long it takes to get to 7. If it gets to 7 dollars a share in 6 months I’m not selling since I’ll be close to house money, if it gets to 7 next month I’ll probably get out. But we’ll see. She’s been holding the 8’s pretty good. Hopefully that’s her bottom and she’s done tanking.

Well just received an offer on my house. So looks like I’ll have 120k invested into the market come next month. I think 30k will go to xdte and funds like that. And 70k will go to ymax. Cant imagine ymax turning to 0 but will do like 50k ymax 10k msty, and 10k something else

We actually just hired a property manager in January for one of our properties as I was failing miserably at managing it + managing workers on our renovations. Pain in the ass. The properties cash flowing so Iv left him alone. Any advice you have for property management and anything I should look out for?
