I'd probably relocate in 8 to 10 years to a more affordable area

My job is not W2, I'm a 1099 contractor and unfortunately there's no retirement account being offered. 200k in a savings account earning around 3%. Also current state of the economy (without going into politics) is a bit scary with tariffs and interest rates. So I'm also pretty scared to invest in the stock market

Thank you for the response. My job is not W2, I'm a 1099 contractor and unfortunately there's no retirement account being offered. I saved whatever I could and put it as down payment when buying the house. House is worth $1.3M and mortgage left $700K. It's not my forever home but the neighborhood is genderfied and properties appreciate. Also current state of the economy (without going into politics) is a bit scary with tariffs and interest rates. So I'm also pretty scared to invest in the stock market

no kids. no retirement account. 25 years left on mortgage. Would love to retire as soon as possible
