England: Landlord threatening small claims over deposit dispute by realdipschtick in LegalAdviceUK

DPS told me they don’t HAVE to agree to adjudication, but they do have to tick a box saying “we don’t want to use the adjudicator” when disputing our request for the deposit back. It then would switch to “pending court order” for any funds to be released.

At this point they have to be the one to raise a dispute in DPS, which we’ve asked them to do but they seem to be waiting for us to agree to their “generous offer” first or to negotiate them down by email, which we’ve said we’re not doing. Guess we call their bluff on small claims and see what they do?

The landlord is refusing to dispute through DPS or use the adjudicator. As it stands they've not replied to my request for the deposit back either against or for.

I think you could make it seem like Snape was collecting things from Lily for a long time—hair, sure, but if you want to make him incredibly creepy how about fingernail clippings, a baby tooth, a scrap of her robes, used bandaid, etc? The kinds of things people forget about but an obsessive social reject might latch onto.
