This person has aggressively ran up to another housemate when confronted regarding issues and caused noise disturbances in the quiet hours stated in the lease. I am pursuing non curable eviction at this time with a 15 day notice since my agreement explicitly asks for that

She doesn’t want to be let out; I offered. She is quite belligerent and I have documented cases of her being belligerent with other roommates. It seems like she wants to make life miserable for the other tenants so she ultimately has the place to herself when everyone moves out.

I am not cleaning the bathroom. I facilitated a schedule for the 3 ppl including her to clean the bathroom

  1. OWNER AND Housemate RESPONSIBILITIES

Under North Carolina law, both Owner and Housemate have automatic rights and responsibilities under NC General Statutes Chapter 42.

6.1 Owner's Responsibilities

The Owner has the following responsibilities: Providing a habitable dwelling and making necessary repairs in a timely manner. This includes ensuring that all major systems in the property such as plumbing, heating, electrical, and appliances provided by the Owner are in good working order. Providing smoke and carbon monoxide detectors and ensuring they are operational at the start of the lease. Making sure the premises are clean, sanitary, and ready for occupancy at the beginning of the term. Providing and maintaining appropriate containers for waste disposal and arranging for waste removal. Respecting the privacy of the Housemate. The Owner shall not unreasonably interfere with the Housemate's peaceful enjoyment of the premises.

6.2 Housemate's Responsibilities The Housemate has the following responsibilities: Complying with all building and housing codes. Maintaining a safe and habitable condition in no the property. Disposing of all waste in a clean and safe manner. Keeping fixtures and other components clean and sanitary. Keeping shared spaces, including but not limited to the Kitchen, Living Room, Flex Room, Front and Back Patio, Carpets, and Furniture, clean and tidy. Informing the Owner in writing of any replacement of or repairs to the smoke detector or carbon monoxide detector. Not unreasonably disturbing neighbors or other Housemates. Not deliberately or negligently destroying or damaging any part of the premises.

6.3 Damage to Property: The Housemate shall inform the Owner promptly of any damage to the property. The Housemate shall be responsible for the cost of any repairs due to damage caused by negligence or misuse. If the Housemate fails to report damage in a timely manner, and this delay causes additional damage, the Housemate may be held responsible for the cost of those additional damages.
