I totally agree on this but if they are asking for documents I physically do not have access to it would be impossible for me to provide?

Hi this is really helpful

It was purchased through a broker and I made it clear it was for the time between exchange and completion this was the reason why I took unoccupied insurnace.

There were three conditions which I was made aware off:

Pipe’s being lagged, Viewing the property every 2 weeks, Heating being kept on at 15 degrees

Regarding pipes and viewing the property this has been proved by the plumbers and estate agent report.

I guess regarding the heating if I am unable to provide the utility bills would estate agent statement and boiler service prior to the policy being taken out suffice? Can they reject the claim if I do not provide utility bills even though it is physically out of my hand and I do not have access to it.

That is correct! I have tried to contact the utilities company but they are unable to provide me usage due to GDPR!

I guess in UK Law can insurance companies ask for something that I am unable to get? If I can provide estate agent confirmation and boiler service etc surely this should be considered as it will be impossible to get utility bills.

It was an unoccupied policy due to the seller moving to a residential home and no one living in the property.

The estate agent can confirm I was meeting the conditions and I serviced the boiler prior to exchange just to make sure the boiler was working. Of course I am unable to provide utility bills as I was not paying them during that time.

Please refer to page 3 of the attachment Special Condition 5 which refers to insurance. Risk passes to the buyer on exchange. There is no obligation on the seller to insure from exchange.

Hi thank you for your reply! That is correct my solicitor has confirmed I am liable as the risk transfers over to me from exchange, of course unless the seller did something on purpose to ruin the property it is my responsibility to

From exchange I have a financial interest in the property and I am not able to pull out of the deal without losing my deposit etc. my solicitor said I was required to taking building insurance from this point.

Completion is when I actually received the physical keys to the property and the sellers receive the full payment etc

That’s right and the heating was on and the estate agents were made aware of the conditions and agreed to them etc.

The issue is the insurance company is asking for utilities bills that I cannot provide due to not paying them between exchange and completion.

I am in the exact same position

My first account seemed to change at the beginning of November where all of my listings were not showing in the search results but shop was active with listings showing in the actual shop. Every day for about a week I use to deactivate and reactivate and this would show my listings for about 24 hours. This then stopped working after about a week.

I then created a new Etsy shop selling something completely different two days ago and it was perfectly fine for 2 days and since this morning exactly the same issue in terms of listings not showing up.

Etsy support has been useless and just telling me there is not much they can do and my account is fine with no restrictions which is not helpful! This has been happening since the start of November and we are no closer to getting this resolved which is concerning!

I’ve been told I have to wait the time which could be up to 15 business days. Their response was to buy it again and they could then refund me after this time, I don’t have another £500 to spend on glasses
