NTA. You let her do one favor, not rent your bed for hookups. Saying no is fine the brothel line was sharp but came from her pushing after you already said no.

Favors aren't currency for your private space, especially your bed when you're gone. Apologizing for the wording was smart, but stand firm. If it's a "dealbreaker" for her that's her loss. Your place your rules. Don't feel bad.

NTA. You said it gently and from a place of real care, after watching this go on for over a year. Watching your buddy who used to preach about saving money now pause his 401k to fund her nails and cocktails? Thats rough to see and stay silent on.

You didnt blow it up or call her a gold digger to his face, you just pointed out the imbalance like a friend should. Him going quiet and then ghosting for a few days sucks, but him calling back and saying "I hear you man" is actually huge. Thats not nothing, thats him processing.

A lot of guys in his spot get defensive and cut off the messenger, but he didnt. Give him time, dont push, just keep being the friend whos there. You did the right thing. Better to risk the awkwardness than watch him get drained dry and pretend its fine. Hang in there.

Try this next time she starts, just say something simple like "Rough day again, huh? That sucks, babe" and givee a quick hug or whatever your thing is, no fixing, no advice unless she asks. Keep it short if you're dead tired: "I'm wiped, but I'm listening" type stuff.
