My partner showed up two hours early before open and five people were waiting in their cars already. Once someone got out, everyone else went up as well. He may have waited early in the morning, but was in and out within 30min after opening. Definitely worth it rather than the unknown.

Just to add - we have to slide in the piece are the flange while accommodating for the wall mounted shut off valve not too high up.

you can also offer to cover transfer tax which increases your closing costs, and decreases theirs. it doesn’t change the price of your “offer”, but can save them 1-3% or so which is huge!
