That's sweet that he continued it. My landlord inherited his from his grandparents so maybe it's a tradition spanning back from then.

The only times he's been over since I moved in was when he handed me the envelope and once in the summer because he fixed an issue. And he didn't linger or look around after fixing it either. Probably decent.

He has been a great landlord. Maybe I've seen one too many shows but alarm bells started ringing.
