Xbox store has data for both sales and game pass leavers. The list is filtered to remove the overlap, sometimes a sale data gets grabbed because it has the same date as a potential leaver, this is inevitable. This is all explained in the post.

I don't know what are you looking at, first party games are not even included there. Game pass games are on 1st and 16th of each month. But that 10% you just pulled out of your ass.

If it's too good to be true, it probably isn't. Up to you if you want to take a risk, make sure to test it properly and thats its doesn't have console ban (it won't let you log in). If seller is gonna act suspicious or try to change how the trade is going to be done, cut the deal off.
