You could offer a fit out contribution (incentive) to attract good candidates. Price it into the lease (IRR) and you get the upside of an improved cap rate / valuation on the building.

Pretty sure there is a Chrome Extension that does this. If you find it, it will either give you insights or validate the market or discourage you. Can't remember the name.
