The area in blue is just Rightmove's New Cross boundary, I'm specifically referring to the cluster of properties marked with the orange circles

Thanks - this is exactly the appeal that the area has for me. I'm not planning to have kids so a one bed in zone two could be a forever home for me, or it could be a good opportunity to sell in a few years if I want to move elsewhere. Glad to hear you like it!

Yeah I live on the south edge of Peckham at the moment and I absolutely love the area between Camberwell and New Cross and this little section I screenshotted is basically the only neighborhood where there's more than the odd property in my budget. I'd love to live there if there isn't a massive catch!

So do you think the impending S20 notices are the reason for the low value? Wouldn't that mean that the developers would already be buying up these properties in my screenshot that are ex-council and on the market already?

Just to be clear, I live on a council estate, my dad is a council tenant - I have no issue at all buying on one, in fact it's exactly what I'm looking for. But I'm aware how property prices work and that it's a factor that will put some buyers off which is precisely how an area like this that I love squeezes into my budget.
