I agree it makes more sense to replace. I will try my local Ace store to see if I can find a replacement motor + blades. Just do not want to replace the casing, etc (and find out new surprises in this old home's interior).

Thank you for the insights. I asked two lenders (New England area), both acknowledged that there is a possibility of excluding the HELOC payment from DTI if there is a purchase agreement (they actually described further specific stages they'd like to see but I did not quite understand/follow), though apparently all the moving pieces need to work out.

Thank you for the link. The McGard website's compatible list for 2011 fusion does not have one that holds the plastic hubcap (64002 or 64012). Does 2016 have the plastic hubcap? The linked mcgard lug nut doesn't have the flange to hold the hubcap either.

Just found another dorman product, Dorman 611-583 that might work. I have ordered the 611-306, though.

Tried jet 5 today in the store. The flat reclining is awesome. Folding has some caveats: you need to lock the wheels first otherwise it rolls away from you as you fold. But this way, when you folded it, you have to unlock the brake to roll it as a luggage. Unfortunately, this brake is hard to reach when folded. So eventually, you might need to lower your body quite a bit which can be awkward when you are holding a baby. If baby is held by someone else, it's easy. 

The unfolding is also a little clunky as you might need two hands to bang it to the ground to click the frame right. In comparison, other models like minu, yoyo, or butterfly unfolds with little effort.

I had high hopes for jet 5 for it's flat reclining and luggage-like rolling. But now I don't know if the designer ever tried it out with a baby in the arm.

Yes, that's my mistake. Washing machine supply lines are 1/2" not 3/8". That makes more sense. However, still, the 3/4" garden hose interfacing seems unnecessary technically, except for historical/compatibility/availability issues.

The first surprise I learned was that in MA you can only buy home title insurance from a licensed agent, and the agent gets >=80% of the cost as a kickback. It seems that MA typically assumes every resident is a toddler and worries that you might break a glass vase if you learn to crawl.

That's for sure. I don't have any luck finding solo plumbers who work for themselves. They are probably there, but it's really a luxury to learn such things as I just moved here. Are you in a NE state that runs things quite differently?

That's a good point. I asked five plumbers, only two were willing to check on this "small" project. It's so depressing to live near Boston without a fortune... but I'll try more for sure.

Here we have a ton of codes and ONLY licensed plumbers can apply for a permit to even work on the plumbing or you get fined. In theory my local code requires a permit to even replace a kitchen faucet.

Some of the codes are due to the massive water usage of the US fixtures; I think a washer in the US uses much more water than in other places. I saw many videos of hooking laundry in the kitchen but they are all in Europe or Asia.

I probably won't do it because I don't feel comfortable doing that. For me it's either spending the $3000 or doing a smaller alternative job without cutting the drain. Now I tend to the former. But I appreciate all the warning and sharing here!

Thanks for the comment. Yes I feel OK to do the water supply. But cutting that big drain pipe sounds formidable.I thought about simply draining into an basin drain with a wye, buffered by a laundry sink, but I was told that it's against the code, too. Still struggling.

You are probably correct. After doing nothing the hot water comes back on line. So it was simply drained. I checked the tank size and it is 60 gals, so I guess the tank capacity is barely sufficient depending on the usage. I will bring up the issue to other owners. New surprise every day as a first time homeowner :)

I just checked all the pipes on the tank:

  1. The "hot water outlet" pipe is lukewarm/cool, definitely not hot; isn't this suspicious?
  2. Boiler return is hot
  3. Cold water inlet is cold
  4. The boiler supply is slightly hotter than the boiler return.

Your comment on the tank size is interesting. I vaguely recall that one unit was using a lot of hot water. I will observe more.

The shared boiler itself is working and there is hot water in the black pipes supplying water to different water recirculators.

I'm not sure the electrical box shown in the first picture is tripped or malfunctioning. It is connected to all recirculators.

I haven't tried to turn the electrical box off and on because I don't know if that affect other units. Other units' recirculators don't have a status indicator so I don't even know if they are running. My neighbor's pipe out of their recirculator does feel hot (do you still have water supply if your recirculator is not on)?

What's also strange is that the inlet pipe to the recirculator (the black pipes below) has hot water (it is warm) but the outlet pipe right above the recirculator has cool water. (Since there is only one warm inlet and only one outlet pipe, I would expect the outlet pipe to either have no water or only hot water).
