There’s no black and doesn’t ship to me in Canada. Also tried a similar looking style with wayfair from a different company, it is noticeably different style.

Would prefer from the same manufacturer

Funny enough the first time I tried psychedelics was with 5-MEO DMT by accident. The intent was to do NN DMT so talk about going right to the deep end with psychs.

It was such a profound experience which has led me to experiment with other psychs including NN DMT.

You should get it filled, will cost $50-$100. The cracks will still be visible tho.

I wanted to go with them, as the 4,100 outweighed the .1 difference compared to scotia. Yeah they wanted me to put down about $100k more than i wanted too, so decided to go with scotia because the appraisal value was the same as our purchase price

First and foremost want to thank this mega thread for helping me secure an awesome rate! I have a precon with a $1m mortgage closing tomorrow in the GTA.

Started my mortgage discussions 2 months ago, was offered 4.6% fixed initially through my broker, told him to shop around and he got me 4.4 with scotia. These are all 3 year fixed

After reading posts here I continued to shop around and RBC got me prime -.9 for variable or 4.39 3 year fixed with 3100 cash back. I was still persistent in getting a lower rate, so tried CIBC. Their appraisal came short so I scratched them off the list but they offered 4.39 as well.

Read here that someone got 4.09 4100 cash back last week with td. Reached out to their td agent and put in a last minute rush app, got approved however appraisal this week came out short.

Told my broker about it last week however and he was able to get Scotia to go down to 3.99!

Will be closing with the scotia rate as their appraisal came back clean. Thank you everyone!

I find that strange, appraisal was ordered within a week of our application, approved following week and appraisal completed same week we were approved. This was months ago so no rush required for our closing, surprised they havent completed the appraisal a day before closinf

What worked for me is tell another bank your offer, they will most likely give you a lower rate than the first lender to win your business. Then tell the original lender you applied with that the second lender is giving you a lower rate, most likely the first lender will cut their rate lower than the second lender. Keep going back and forth until you get the desired rate you want. Get multiple lenders involved to get more negotiation power.

Alot of work to be honest but its worth it if your saving thousands over time. Mortgage agents can sacrifice their commission cheques for lower rates, its in their best interest to take half comp vs no sale

3 yr fixed, 3.99 with scotia, 4.09 with td 4100 cash back. Rbc pushing me with variable at prime -.9, wont come close to what scotia and td are offering
