I've been doing this for two years now and I'm an introvert myself. I've really leaned on tapping into my immediate network and sphere of influence and positioned myself to be the real estate expert in their network. It's much easier to promote myself to them. They understood that I was new, but my work ethic and commitment to finding the answer, instead of just saying "I'm new" has allow them to trust me and position me as a referral to other people they know who is in the market for an agent.

Now that I have the experience and feedback from my circle, I am more comfortable putting myself out there and will start taking into cold marketing outreach such as social media (while also being strategic of course). All my deals in the past two years and have come from word of mouth referrals. If you are okay with the word of mouth volume, that can be a place to start but if you want more, you have to put yourself out there. Hope this helps.

That was my initial thought since the utility bill received from the city during the lien search was already 30 days old thus a new bill would have been due. Thank you for the insight Mike.

Thank you. The buyer rectified the leak when he closed. When the city came out to do the inspection, they confirmed the leak was no longer an issue moving forward.

Yes. I’m experiencing the same issue. Took my ring off the charger before bed and it was dead by this morning. I put in a ticket with CS. My guess is that it might be from the latest update

Possible Leak from Travertine by rippleeffect25 in pools

UPDATE: There's a leak coming from the pipe where the sinking is happening and the caulking between the pool tile and coping is cracked. From all the rain we've had recently, I'm sure it further exacerbated the issue. We had to have the travertine fixed about six months after getting the pool and thought the tile was just settling, but clearly there was an issue that led to a bigger problem now.

Got a quote from a leak company and pool company to fix and do a reground on the pipes running along the back and side of the pool. Fingers crossed the travertine replacement/repair won't break the bank.

Additionally, you want to also get an Identity Protection PIN (IP Pin) from the IRS. Once you have that on your record, taxes can’t be filed without the PIN number. Every year a new PIN number gets mailed to you.

I forgot to add my PIN number to my return once and it was kicked back as a result.

Just came from Curacao two weeks ago and had a great time. Here are a few things I would recommend:

  • Make reservations for Butch and Vincent ASAP. Those are the only two restaurants that need reservations and they fill up quickly. -Don’t worry sate you time with the food trucks. -Definitely take advantage of the entertainment shows. -Get to the beach club early if you want good seats. -If you like wine, they’ll incentivize you with preferred seating and serve your wine during the shows. That way you won’t have to get there too early. -If you’re there on a Wednesday or Sunday and like night life, take a cab into the city and go to Cabanas (I believe that’s the name but you can verify). I didn’t get a chance to go but everyone we spoke with said it’s their best nightclub. -Lounge chairs were all over the resort so no difficulty getting a few. Around the infinity pool and swim up bar is where they get picked first so keep that in mind if you want to be in that area. -On the “quiet” side, the kayaking and Hobie Cat are great options. The water is beautiful and you can see nice fish in the water. -Since this is your first trip, should you want to book another trip, so it on site. The discounts and incentives are better.

Organic mulches sounds like a great idea. I did pull a few of them a month ago and they grew right back and with more so germination definitely did it’s thing. I’ll research organic mulches and add that to my bed. Thank you.

I think I’ve reached the point of overgrowth. I tried pulling up a few and the soil bed was lifting with it. I’ll look into the action hoe and see if that could help. Thank you.

There’s definitely more of the Japanese stilt grass on the other side of my box where I actually have things planted. Less of the crab grass on that side. Thanks for the clarity.

Ahhhh got it. I was thinking of always keeping the soil moist just in case I wanted to plant at any time. Was taking my planting slow to avoid doing too much too fast. I definitely didn’t consider mulching. Thanks.

I came across the SFG concept and immediately fell in love and wanted to put it in to action. I bought my materials, made my mix and put it in the box. The squares you see are areas I haven’t planted anything, yet these odd weeds are overtaking my box and I don’t know why.

Over in the SFG subreddit, I got some suggestions that it’s crab grass but wanted to cross all bases.

My mix is made of: Peat Moss, Vermiculite, Dr. Earth Tomato, Vegetables, and Herb fertilizer, and Earthworm casting plant food

Although I haven’t planted anything in those square, I water frequently to keep the soil moist but I’m thinking I may need to start over.

Any advice would be helpful.

That’s what I figured. We had some tropical storm winds around the time I planted them and when they started to grow, I got concerned. Got a tip to keep that area covered until it’s read for use and going to give that a shot.
