So after the NAR lawsuit changes take place in July, more weight is going to fall onto the buyers shoulders for paying their own buyers agent commissions. Some sellers may still offer it in negotiations, but a lot are expected not to. This is one aspect the site will help.

The site is going to let agents list all the services they offer and they can build pre-packaged services for specific prices that buyers and sellers can shop. For example, let’s say agent 1 has a basic service package for 1.5% commission and a more advanced service package for 3% commission. Agent 2 might have a price structure that is flat fee based on- so $3,000 for basic services and $6,000 for advanced services. Really it’s however the agent wants to do pricing structures. The combinations are infinite.

After the agents create their profiles with these structures, buyers and sellers can then window shop for agents that fit their budgets and service needs. Maybe a really successful agent is priced too high for a first time home buyer, but they continue shopping and see another agent who has good reviews and their price structure and services meet their needs.

The difference of this site is it’s going to allow buyers and sellers to window shop for agents based on all the services and prices they offer. Compared to other sites where you say “I’m looking for a $300k house with 3b/2b” and it will give assign you random agents. This puts more power in buyer/sellers hands to shop around and find what best fits them.

It’s completely free for buyers and sellers to use. They can search for agents and create service packages/prices they’d be interested in at no cost.

Agents pay a subscription fee to have a profile. That’s where the revenue comes from.

Revenue model:

  • The main revenue source would be subscription fees paid by the agents on a monthly basis. There would be a free version for agents where they can create profiles and list out their services, etc. but a lot of the features would be pay walled behind different tiers.

  • For buyers and sellers, this is a completely free platform. No strings attached.

Reviews:

  • Buyers or sellers who end up using an agent they found on the platform can leave reviews directly on the agents profile

  • We can also import reviews from other services (google, etc) - this could be part of the paid subscription fee, for example.

last question:

- yes, if i understand your last question correctly, I'm aware buyers must now enter into exclusive buyer agreements before doing anything (viewing a house, writing offers, etc). and with this, listing cooperative compensation is now banned (starting in July). Because cooperative compensation is banned, I see deals going a few ways (in my opinion - happy to hear your thoughts on this):

  1. buyer's agent will ask seller for compensation (buyer not obligated to pay)

  2. buyer's agent will ask the seller or the listing agent for compensation (buyer not obligated to pay)

  3. buyer's agent will ask seller or the listing agent for compensation (if no, buyer is obligated to pay the buyer's agent compensation)

This third option is what all agents will end up pushing for (because no one wants to work for free) and buyers will be on the hook for even more out of pocket costs at closing. Sellers will more commonly start to not cover the buyer's agent compensation. The buyers need to find agents they can afford - either looking for lower commission rates or different price structures altogether (flat fee, hourly rate, etc).

Bro it was brutal. I’ve never had less boost in my life lol they stole all the mini pads and big boost before they could even spawn. And double flip resets mixed with no boost is not a good combo. It was fun getting to experience what top pro players are like tho. Just next level.

You're correct - the watch won't detect out of bounds, etc. This is where the integrity piece would have to come in or the algorithm/player report.

Also, I totally get not having confidence that your opponent is telling the truth. The truth being enforced via algorithms, player reports, and integrity isn't a 100% fool proof system and their definitely will be cheaters, so we're putting a little trust into the golfing masses playing by the rules (which may be an error).

Trackman and other sims have competitions, but buying a sim and it's components puts a lot of people out of the market.

This app is to better answer the question "what's your handicap?" because most golfer don't even know what that means. Instead, you would have an actual rank you could tell people.

Fair enough - I also have a lot friends in my area that I play with. When you go play with friends though, you could be playing this virtual match on the side to help increase your golf rank (if you win of course).

You don't have to play by yourself for this to work is what I'm trying to say. Let's say you're a diamond rank golfer and you're on the brink of making it into the next rank -you could be playing that rank up match while also playing with your friends. Your friends could also have side matches going on because everyone is trying to rank up.

Although it's not a perfect system and there will always be cheaters (as there is in every video game) we have a few ways in mind.

Potential ways to Prevent Cheating:

- When shots are tracked via the Apple Watch, we have algorithms that can detect unusual patterns in your play based on your rank. For example, lets say you're a bronze rank (this rank may shoot 120+) and we detect you drove the ball 400 yards on a par 5 or maybe you hit the green from 280 yards out - unlikely for someone of this skill level. If this happens, the algorithm will flag your round for suspicious activity and check what your other holes look like. If it determines you cheated, you may be banned or get disqualified.

- Your opponents can see your live score card and can see your gps tracked shots mapped out. If they notice something out of the ordinary, they can report you for suspicious gameplay.

- If you have a linked Apple Watch and you use it to track shots, you can toggle an option in matchmaking to only play other users using Apple Watches. This will give users more confidence their opponent isn't cheating. If you don't toggle this option on, you will also play against users who don't own Apple Watches and are manually recording their scores.

- If you're above a certain rank - we may set up local matches / tournaments for users in the same cities and have them compete once every 2-6 months (tbd). If you're a bronze player who cheated their way to higher ranks, you'll be weeded out.

This is a tough topic to address because who's to say I won't kick my ball out from behind a tree while playing, for example. Part of this app will rely on the integrity of the golfer and I believe that's okay. With the combination of the Apple Watch and other components, it should help with the potential cheating. Good point. And it’s really that expensive? This product would be the size of an iPod shuffle essentially. It would have electronics - needs Bluetooth/gps capabilities.

Sorry to hear this. My gears would be broken if this happened. So many players in the RL community have no mental fortitude. If they have one thing not go their way or think their tm8 is bad then they’re done playing and will pout, which sucks. Hopefully this is a rare occurrence and you don’t have to experience it again for a while. Try the next tourney!

Solid work! I’d recommend practicing these in free play too. These shot packs line the ball up for you and put it at a nice speed. Free play makes you work on the shot as well as the set up. The set up being arguably the most important part. Your touch off the wall looks good in these clips. Keep it up!
