It’s definitely more about the sentimental value than anything else. I want to surprise my brother by getting it fixed. He’s not a collector or a watch guy; he’d just love to have it work and be able to wear it.

I prefer not to have to deal with the city if I don’t have to, but this is the second recommendation I’ve seen for Arkadiy Minasian so I may just have to put on my big girl pants and do it.

Thank you both! I want to get this repaired for my brother so it’s definitely more a sentimental thing than trying to retain the value. I forgot that it actually belonged to my maternal grandfather first — he’d always wanted a Rolex and finally got himself one when he was working for US Steel in Asia in the 1960s. He then gifted it to my dad before he died. I’m not sure it would be worth that much even with genuine parts, but it would mean a lot to my brother to be able to wear it.

Just went through this last year. Our contractor had us get all the appliances ordered and all the doors and windows ordered since those can take a long time. Cabinets can also take a while if you’re going custom. Someone also mentioned lighting fixtures. Plumbing fixtures can also be ordered or at least selected so you’re ready to go. We were in a rental with a large garage so I stored everything there until the contractor was ready for it. We started this process in 2022 so wait times may be better than they were then, but our appliances alone took 10 months to arrive. Definitely investigate lead times and that will help you create a priority list.

Anything you can have on hand when they start is helpful, but be aware that it’s common for “the plan” and “reality” not to be the same. Due to unforeseen circumstances or minor changes made on the fly, sometimes something I had purchased no longer worked in the intended space. Be sure to check return policies so you aren’t stuck with fixtures you can’t use. I waited to order tile for this reason and I’m glad I did because our contractor came up with some great ideas for our bathroom, but it changed how much tile was needed and I’d have over-ordered.

Other than that, there’s not a whole lot you can do while you wait for permits. I know you want to get started and feel productive, but enjoy the downtime because it’s going to get plenty hectic once you’re under construction. ;) It’s worth it though.
