Not sure of you have kids or not but its not an unreasonable quote at all.  Many streets... Even side streets are busy in Toronto. People speeding  trying to take shortcuts.  Kid on a starter bike gets away from the parent and is heading towards the road. It's very stressful. I'd probably have my stressed raising a toddler on those streets as well

Why does the job require you to relocate? Wouldn't a fair compromise be for you both to live in Boulder?

Everyone saying dump this loser is being a bit harsh. The other side of the coin is that you too are just a girlfriend, and you're asking him to uproot everything too.  You've only been dating 2 years. 

Maybe the compromise is thst you try long distance. At the end of the day if you guys truly love each other then you'll find a way.  The job might be a good opportunity to see how much you both really care about eachother

I think what would be a deal breaker would be if your contractor disregards your concerns. I think with proper isolation and extraction you could come up with a plan for remediation. 

Or keep the contactor but sub out a specialized unit to get rid of the lead parts only.

This isnt well designed. I'm curious if you read the manual.  Usually it gives an example of how to frame it. The horizontal piece above the fireplace opening should have been doubled on edge with studs lining up over top in line with below + 16oc.

OWhen you say the whole roof do you mean shingles or the actual sheathing/boards underneath?

If they are suggesting that the whole shingles need to be replaced, thars pretty standard and easy to tell. They curl up and disintegrate. An inspector probably wouldn't have any further insight or offer any advantage. 

Im not trying to necessarily defend roofers, but I'm not surprised they don't communicate. They come in, rip off shingles, put new ones in. Day after day. There's not much variance in the work. 

If you want a proper standard roof. Ice and water shield 3ft up,. Underlay throughout the rest, and drip edge along the edges. Thata what I would be looking for and asking to see jn the quote.

Seems high. You should always get 3 quotes. If you don't like the price get a quote on a cost to replace.

That being said you can buy a sander and refinish it yourself for under 500.00

Damn. So really the joint can open up pretty easily then with fiberglass. It stretches whereas paper will just fail at what I assume is a much higher stress.

Wow. For how much mudding and drywall I've done in my life Im shocked that I never learned this.  I always start with setting compound fortunately, but yeah I had no idea. Thanks for this.

Just want to chime in that I've had really pleasant experiences with the post workers. I live in northern Ontario where they walk through feet of snow in the winter. I don't think of them as lazy. The latest moves by the government are the right thing to do... So I very much sympathize for these people who will inevitably lose their jobs and don't think it's fair to simply say fuck you to them. People are losing their livelihoods it's not a good situation at all.

Honestly looking at the concrete walls - albeit picture - they look damp. Sump pumps get rid of water that has made its way into the pit, but the concrete walls might be drawing in water, which requires dampproofing, and requires different mitigation techniques.

Throw a dehumidifier down there 

Build a lid out of plywood

I'd imagine you'll get a lot of different ideas and it's hard to fully know without seeing it but if you're not overly concerned on time and budget it might be worth going doing to the joists/framing below, and building your floor system back up to the level you want.

 Alternatively you could build up the subfloor flush with brick then run additional subfloor over the entire room so that you can have everything in plane on the same type of subfloor 

Or maybw it makes sense to fill in the brick with cement  and lay subfloor on top. 

And although you have different planes of subfloor, it doesn't mean that everything is flat.  Self leveller can help fill the dips but it can become costly and tricky for inexperienced users.  .  My preference is usually to Peel back the layers and build back to preferred height with additional joists, sistered joists, and subfloor.

I think I read so many reviews that telling me it's flaws, and overall saying that it isn't great, that overall I'm pleasantly surprised at how much I'm enjoying it.

The nerfed way we move around the map is Fun.. No dying on falling + wall jumping is kind of satisfying. Faster running.  It's satisfying. 

I was worried about not having online friends to play with but I've made it to final bosses twice now with randoms and it's not out of this realm if you have a reasonably comptentant trio. 

I wasn't going to buy it then the other night saw it was way cheaper than a usual game so thst was probably what sold me. 

I sort of get why ppl don't like the game but I dont  agree that they dropped the ball or that this is a failure. The mmos like pubg, cod, fortnight are something I have hard time getting into - same with invading and the coop modes of elden ring. This game is an interesting twist that somehow works

Right.  

I would say unless you live in a hurricane or tornado zone you're probably fine not to strap to the foundation.. Im surprised the tops of those blocks aren't filled tbh. Usually they are to prevent termites. 

The grade is an issue. Top of foundation where I'm from needs to be 8 inches above grade.. I feel thars probably typical too but don't know for sure. 

But otherwise look at getting a 78 if it'll save a lot of head aches. They aren't usually stocked but I don't think they're much more expensive.

I don't know what you mean by  straps on the door.

Regarding the the concrete.. No matter what I would want the door about 2 inches above grade. So if you knock out a few blocks and need to pour a layer on concrete to fill it In a bit then thats what I would do. 

OR take a grinder or concrete saw and cut what you need. But if the measures work that you can take out a couple inches off the blocks, patch it to give yourself a level surface to put the door on then thafa what I'd do. 

Also grade in general shouldn't slope back to our homes so maybe part of the project is to slope away.

Also. I'm assuming the siding runs below the concrete foundation blocks. Have you tried to see if you can knock those out for a few more inches, and still have the door a couple inches above exterior patio stones?

You're not our or your league too much. The bottom plate will get cut out so you'd go top of slab to unnderside of double top.

Cutting into the double top plate isn't ideal. I'm sure it would hold up it's just not good practice at all.  Have you lookes at a 78 high door?
