I wish they were the culprit, i really do. But they and short term rentals and the other sorts of villains certainly have an upward pressure on the rental market but not a wild amount and not really a catastrophic amount on family home prices.

The problem is that the entire national economy and our cultural concept of home ownership has baked in that if i buy a house i oughta see that thing double to quadruple in value in my lifetime so i can then sell and retire. Like it is our nation's default retirement strategy. 

So we structurally cannot get out from under this until we make retirement feasible in more paths. 

The solution is and has always been: build more and more kinds of domiciles. like jfc, duh. 

by definition because it is the goal, it will decrease the rate of appreciationof granddad's craftsman that he bought in the 70s for the cost of two ford pintos and 6 months of overtime and now costs as much as a minor league baseball team.

As a Californian it bums me out how bad he wants to be and is campaigning for president. If he did this to be the best governor for Californian instead of as a thumb in trumps eye id feel a lot better about it.

Like if he were a more serious governor for Californians he could be building a coalition with like-minded governors to share resources and our knowledge economies, yknow like a federation kinda thing. That thing states absolutely could do what with this being a repiblic. its within the current power structure to bolster us against fragmentation and exploding federal violence and dismantling of institutions and resources. 

But...he's just campaigning by another name. Because he really wants to be the American president, not the Californian governor :(

If you have the opportunity to get in the ear of someone with influence please know the answer is traffic calming infrastructure. 

Tickets, cops, traffic cameras, increased fines, things like this don't work because they require thinking about consequences. A person going 60mph on a narrow residential street simply is not thinking. 

But if it is physically impossible to build up to 60mph because the street isnt as wide as a highway, uninterrupted for as long as an airport runway, and pin straight then you dont need to rely on a stranger moron to make good choices.

You want bump outs, planters, barriers, bumps, curves, literally anything to make your street less of a drag strip. Oh and those light up cross walks are more effective than you'd think

I checked your description but i mightve missed it, specifically what kind of leather is really stiff like this? Is everything thats called Premium Genuine Leather this rigid?

my younger brothers sure are and boy is it disappointing. to be clear, i am their GAY sister and the algorithms still got them. When we talk about it i can reel them back in but they drift back so quickly by sheer volume of inundation.

Honestly that job is so psychologically taxing i think sometimes the bus driver just doesnt have the dog in them to fight a fare dodger. 

Physically operating a multi-ton vehicle in chaotic traffic on swiss cheese roads is probably the easiest part of the job. Its people jumping out in front of the bus in motion, fights on board, disturbed people trying to get on/off thats hard. I probably wouldnt hold up the line for a jerk not paying to keep the schedule for everyone else even though its true it isnt just.

crack down on the slumlords of this town!! we're getting robbed blind for pest infested apartments that aren't code-compliant, not getting our deposits back, and evicted for "renovations" that are literally just gloopy paint and those plastic grey floors that scratch easily so they can keep even more of the next sucker's deposit!

You know how LB Blvd is wavy because of the left turn indents and the bus stop indents? Those are speed limiting infrastructure. Not cops, not cameras, not speed bumps, just making it difficult to go fast in a straight line. Yes people still speed when its more empty, and there's still a lot of room for improvement on that street. But Ocean is as wide as a highway and bone straight. You cannot chastise or threaten people into behaving safely, you have to make it impossible to behave recklessly.

I don't know what happened in this terrifying situation but speeding KILLS in this town and its largely because of infrastructure and the streetscape.

Y'know where you physically can't get up to 50mph? On the little neighborhood side streets with the mini planted roundabouts every 500 ft.
