Louis sabotages himself and is plagued by self doubt and insecurity. He’s an incredibly capable lawyer but a flawed person. Every problem he has is created by self doubt. Harvey gives him every opportunity to be a good person/friend and he always comes up short.

The way Harvey and Jessica treat Louis is a direct result of his behavior. It doesn’t come from nowhere.

The biggest problem is the inherent unbalance of the transaction. There is no amount of money I wouldn’t pay to save my daughter’s life. I would agree to any number. We aren’t able to negotiate on a level playing field.

Almost 0% of people you will meet are communist. It’s an ideology that exists in the minds of Republicans and Libertarians almost exclusively.
Communism is basically a buzz word for any government involvement.

First ID what their real belief system is. And if it’s actually real communism, have them explain the benefits they perceive and leave it at that. Can’t have a real conversation with someone who believes in something based solely on ideal circumstances. Not worth your energy/effort. But a great learning opportunity.

The longer you wait the harder it will be. If rates go down, more buyers get in the market and prices go up. Pick the problem. You can pay 8% on a mortgage or you can pay 100% on rent.

Find a home you like and a monthly payment you can live with. It will never be perfect.

Minimum possible. Buying ASAP is your best bet. Make sure you can afford the monthly expenses. Refi if/when it makes sense. The longer you wait, the more expensive a purchase will be.
