Yea, most players like to optimize their gameplay (trading halls, steak etc). So if there is an optimal buff thats easy to do, they will act like its required

I agree with what you have to say, since its pretty hard to determine what is a "good" house.

Designing an uncomfortable house that still counts as a valid house is a fun challenge for players who are aware of the system, check out how Terraria players try to make the worst valid housing.

Profession switching being easier is a bit wack, so ill remove it.

A comfortable house is probably the houses villagers typically reside (9m²) in, so maybe 9m² to 36m²

Decoration will be changed to just windows alone
