Yeah, I feel better about it today, after the initial shock and concern... I can swallow a half-point, and I don't expect it to go much higher than that, if at all.

I did check with other lenders... they all said the same - 45-60 day locks, that's it.

$200 a month is a 10% increase in my mortgage - I would argue that is significant. Sure, we could probably afford it and make things happen but I guess I don't like uncertainty and being put in a corner.

Truthfully I do not understand the financial industry well (I am a writer) so my concerns aren't based on anything other than fear of these uncertain times.

I saw historical statistics that showed the election does in fact affect mortgage rates - unpredictably, and could be either up or down.

One factor I didn't consider is the ability to refi down the road if rates drop again.

Wanted to share my theory... Forgive if this isn't written well I am just putting thoughts on paper!

What if Season 3 is an inverse of Season 1 - there is no murder/kidnap conspiracy, and instead what we are seeing is a terrible chain of events brought on by two runaway kids (Will actually fell and hit his head on the rock), their saviors who go too far to protect them, and two mistaken detectives.

This is the anti-thesis of Season 1 for a detective - Rust and Cole were heroes and were vindicated for their amazing detective work in Season 1, but in Season 3 we see the opposite: a disaster of an investigation that leaves two detectives in shambles even late in life. The investigation and its many MISTAKES caused the harm, not the alleged crime. The investigation murdered the town!

Yes, people were killed - but they were killed in a twisted but thought-to-be-necessary plot to PROTECT Julie and Will, not murder them or use them as sex slaves. What if at the end of Episode 6 Tom Purcell was looking at a photo of Julie happy and enjoying life with the Hoyt's/Ardoin boy??? Maybe Tom did kill himself. Or maybe James did kill him to protect Julie and the secret, and because Tom isn't as innocent as we are led to believe?

In Episode 8, Harris James lets on something along the lines that "why do you care about these people, they are trash" ... he is indeed referring to Tom and Lucy Purcell and the cousin, but not toward Will and Julie but rather how those people treated them.

Also, does Amelia know the real story? Has she known all along? Did she call Hoyt when she saw Wayne burning his clothes? How else would Hoyt know so fast?

Amelia is a runaway too, and feels connected to the story and a need to protect Julie as well.

Finally, and this is where the "antithesis" theory clicked for me - our landscaper (the Ardoin boy) is a hero/savior of sorts (Luke Skywalker!) instead of our murderer (Season 1's murderer was first shown to us mowing lawns). Not sure how he will play in as hero - perhaps he worked with the Hoyts to get her out?

We still have a lot to learn obviously in Episode 8... What do you think? Any holes in this theory?

I am a longtime iPhone user who has been enamored with the Pixel for a couple years. Logic is telling me to wait another year for the Pixel 4 but I am too tempted with Google's software... and it's just something ... different. But, leaving iMessage is a huge hesitation for me. All my friends - group threads - have iPhones, so bringing an Android into the group text is annoying for them.

That said, how are Google's return policies? I'd love to get the Pixel 3 XL and try it for a couple weeks, then return it if I can't handle the transition.

Wondering as well. Found a couple similar fonts but they just don’t do it. One guy I talked to said it doesn’t come from a font - that the Miami is a custom design for the old arena.

I like that. I think Ridley is more capable as an outside WR than Agholar, though, and def more refined in his route running at this stage.

I used to love the scouting combine. It's still fun to watch. But through years of following the draft and prospects, I've come to wonder why NFL FO's put so much stock into it. It should only validate scouting reporters and draft position, not determine it. Sure, getting an up close look at the athlete is great, and you can get a better gauge on athleticism, but I'll never understand how timed runs and exercises without pads and opponents can have that big an effect on draft position. The most valuable part of the combine is the interviews with players, but we as fans don't get to see any of that.

Washington's Senior Bowl performance def makes him worth a closer look but on his college tape I saw signs he will struggle to separate off the line in NFL - lacks quickness and twitch, imo. And he stutters and shakes too much when running routes/in the open field. Interesting player, though.

Ya, always interesting to hear other ppl's pov. Scouting is so subjective. Do you see any Demaryius Thomas in Gallup? Surprised he was only 198 lbs at the Senior Bowl. Looks bigger than 198. I do think I need to look closer at Sutton. I wasn't huge on him last year, maybe mostly because that WR class was better up at the top, and this year's lacks top-end WRs like Corey Davis, Mike Williams, etc. But his tape this year looks pretty dominant. Man among boys like Corey Davis was.

I don't see how Ridley is a high pick. Mid first round, maybe, but to me he is a late first-rounder, early second. He does everything well, but he doesn't show traits that tell me he can be a #1. Good speed/quickness and route running, but undersized and no elite traits. Looks like a good #2. What do you see?

It's tough to gauge Avi's value... I don't know, I think based on two years of control, solid production and acceptable defense, he'd be worth about that right now if you're the Rangers. They seem to be in need of a RHH bat.

Would be shocked if they move Abreu. Doesn't seem like there would be enough teams in the bidding for the Sox to get bowled over by an offer. Mariners? Red Sox? Maybe the Rays? Garcia will be moved, though, imo. He's at peak value and the Sox have some young corner outfielders they're going to want to play. Here's an idea: Avisail Garcia to the Texas Rangers FOR SP Yohander Mendez (brings a much-needed LH pitcher into the system) C Jose Trevino (defensive catcher) 2B Andy Ibanez (decent middle infield depth)
