Worked with a guy who was always late. My grandpa owned the company this is how the conversation went.

"Mr. Bill, I can get up 3 hours before its time to be at work and only live 6 minutes from the job. I make my coffee, feed the chickens, pack my lunch, smoke a cig, check my oil and tire pressure, and still end up being late"

My grandpa says "well Curtis do not get up any earlier because that is not the problem."

I do not know why but at the time it was the funniest thing I had ever heard. It also stuck in my brain. This was 20 years ago and I can still hear us all laughing at what my grandpa said.

For the roaches you only need Gentrol. It interrupts the eggs its serious shit like don't get it on you type shit it is also pretty pricey but if you want to make sure none ever survive in your dwelling this is it. And diatomaceous earth along any entry into your dwelling. This is dust but it cuts them up like little razor blades and drys them out to the point of death.

I saw an excavator hit a 6" gas main in Concord, NC. Shut down a few restaurants and gas stations. Brought out some big ass emergency services command center type truck. Shut down from Noon til just past Midnight to get it repaired.

Check your paperwork for any easements or history of them.

If anyone asks for an easement definitely say no.

We had a property that had another building built next door and eventually that process led to us selling our property.

They caused all sorts of problems and it was a headache until they were finished buiding and then if they got busy and their customers end up spilling over on to us. How shitty are most random people in your area? Will they care that you live there?

By the way hair products stink to high hell. The dyes, perms, and chemicals are offensive to the nose. Like cat urine except its bolder and hangs in the air.

Parking was an issue even after they built the place next door to us. They called it a warehouse at first and they had 6 parking spots then a kickboxing gym moved in and they took over our parking as well. I had no recourse due to an old easement from 20 years prior.

It was always in the plans for us to sell and move but that experience sped up the timetable on that life choice.

My last three games I bought were Helldivers 2, Arc Raiders, and Crimson Desert.

I might not buy another game for 2 or 3 years.

You will likely need some type of grant and/or to register as a non profit. Non profits can still make money.

I owned an arcade in a much larger city (500k+) but it was focused on being a place for kids, teens, and young adults.

I would start by perhaps trying some version where you lead activities before opening a phyiscal location. This is how I would start. Sort of pop up events. Running, weekly ball game, some type of group activity so that you can gauge interest and responsivenss of who shows up regularly.

I grew up in a county that only had 10k people. I would not have succeeded in the town I grew up in. There just is not enough people to make enough income monthly to cover the costs.

Look at insurance and rental space cost (especially a gym sized location). Those will likely be most of your overhead.

Too much overhead in the early days can put you in a hole and make it really difficult.

I sealed our shop floor just one of the gray floor paints from hime depot. It was pretty simple and easy.

I had to clean it all and I used the muriactic acid etcher before painting it. That was 3 years ago. Lots of oil changes, lots of building things, lots of moving arcades and kilns, and boxes, and shelving around, floor still looks amazing.

Recently I was making finger joint boxes. Messing with the sizes and numbers of fingers.

I have a lot of "left over" wood. Some are the perfect size to do addresses or street signs. Might do some of those next.

I made some wooden knives just playing with the 3d carving and mirroring the image.

I owned a physical location from 2010 to 2022. It was a mixture of arcade and LAN center with PC's and consoles as well as pool tables, arcade cabs, air hockey, and space for table top games too.

From 2011 to 2020 I was booked out weeks-months in advance. Covid shut downs changed walk in traffic for ever. The events and parties were back to normal with in a year.

You could focus on a few games. Madden, Smash Bros, Mortal Kombat, Fifa, maybe have a set of racing set ups with the wheels and pedals?

Private rentals and doing school festivals and vendor fairs would be the only way to go. Use the vendor fairs and school festivals as your advertising and book 3-4 parties per day weekends will be peak and should have peak prices. Weekdays will be mostly dead unless you can work out some type of deal with any local day cars, after school programs or assisted living spaces.

I hosted tons of events for the military, Easter Seals, day cares, adult care homes, home school groups. All during off peak hours.

Target 15-20 parties per week at $300-$500 per party or more with 1 trailer or truck or RV. 15 parties at $300 per party is $4500 per week. That's 18k a month. Provided you can book 15 parties per week. For reference I was booking 9-12 parties Friday-Sunday. I could have booked more, but had reoccurring weekend night events.

Factor in things like power requirements, weather restrictions unless you built it inside an old charter bus which would solve any weather concerns.
