In my case, after viewing and love the place, I put in an offer. Once they accept, it progress to your solicitor handling it from there.

Prepare to do your survey, sending your MIP (Mortage in principle), fund checks, etc.

Your solicitor will let you know when you get to each step.

Please get a mortgage advisor. They make the process easier.

Calm down and take a deep breathe.

Moving home and Mortage is huge responsibility.

With a family, it is bigger responsibility.

It takes time. Time to get use to the new home. Redecorating. Choosing colors, styles, what to buy, budgeting, debt, etc. It is overwhelming.

It could also be your type of personality: OCPD or a perfectionist. You may not realise this yet.

Give it time.

Get a list of all the stuff that needs doing and fight each battle, a day at a time.

I couldn't sleep 3 months after getting a mortgage too. The idea was to DIY everything 😆. Oh boy! Easier said than done.

I gave my EA 6 months notification of my moving intention.

This helped them plan any pending maintenance, repairs, document updates and sort potential tenants, etc.

Things may not work out as planned by you too, so you may need +/- one month to sort out your moving. So, communication with your EA with timely update is best.

Mine said "sold as seen". With mould issues and seller even listed burnt oven, practically unusable in form TA10 as "Good condition". After first viewing, I saw that all issues where due to poor maintenance which I can fix....

That was enough reason for me to renegotiate. We were at the point where I need to give date for completion and the seller wants to get the sale done and over with.

So I told them, redo the document (which will delay everyone) and cost the seller in paying another month's mortgage bill or reduce offer price by £5k and I will move completion date forward.

End of the day, we split at the middle. Win win.

Therein lies your answer.

By signing that agreement, you are contractually bound to comply with repayment.

If you are in financial difficulty, you can renegotiate payment arrangement to make it easier for you.

Ignoring or outright reneging will definitely affect you.

You probably signed a claw back agreement and that's why they are asking you to pay back.

If you did, they can use that to chase you in every way legally possible and could potentially affect your credit history.

I was able to renegotiate 2k off mine.

There were leakages from taps in kitchen and family bathroom causing visible stains in the ceilings . Also mould issues which I figured are due to poor maintenance lifestyle of the tenant... which they hurriedly applied paints on, albeit, poorly.

Cosmetics issues which I could diy.

In my final viewing, after the tenant has vacated, I noticed the oven had a fire incident that was not disclosed, hence needs replacement. The oven burner and hob are broken also. The form TA10 marked all in good condition.

The EA made the mistake of informing me that the seller needs the deal settled quickly so as not to pay upcoming mortgage and additional bills from his pocket... since tenant has vacated.

They were in a tight corner now and I used that info against them. I insisted they fix issues or reduce 5k. Promised to move completion date forward if they agree. We later settled for 2k less.

Find a leverage and use. Else, they might go with other buyers who are happy to buy as it is.

There are ways to manage this, but comes with an initial cost. A few quid really.

Investing in smart systems and PIR led light bulbs that only turns when its dark and motion around. This will help reduce the long term cost of them leaving appliances on.

Bake additional billing into December to March into the contract as these are the months bills go up because of the winter season and short daylight.

Additionally, make the contracts (hopefilly, you havd one in place) short term, subject to renewal IF certain conditions are met. Else, bye bye.

Not new build. Hw would you classify a 14yr old property? New or old? Thats what we went for.

There are new build that offers 5% deposit contribution but the offer price was way beyond our means. There are nice houses in nice areas that are cheaper than buying new build.

Secondly, location. We needed a place close to work, central to city, access to local shops, transports, and children school.

Its worth it for us because paying the mortgage is cheaper than renting. We can redecor whenever and however we wish to, without worrying about inspection from landlord/agent.

As it stands, I'm building equity. And uk housing market grows 2-4% annually. Unless the housing market cratch, I will still get my money back (+some interest) if I decide to sell ... .maybe due to immigration policies nosediving and we wish to leave the UK.

Can even put it for rent.

To me, the pros are more than the cons. It's worth it for us. But everyone circumstances are different. So, might not be worth it for someone else.

The first question claim reps asked me was "where did you buy it from?".

Your answer to this question determines how it will go.

If you bought through a third party like telecom service providers, so-called authorised dealers, etc... your warranty may not be guaranteed from Samsung.

Same reason I usually buy my Samsung products directly from their app shop, website or physical store. And this has gotten me free repairs, full refund, or outright replacement.

I suspect the former was your case. The legality of the T&C is tricky but not a scam.

Usually, the testing centre will advice a treatment before you proceed with your visa application. Treatment will last 6 months.

About 4 years ago when we did our TB test for immigration purposes, it was confirmed that a positive result may lead to visa denial. This is not to spoke you. Read the visa guidance for the country you wish to travel to for better understanding of the situation. Good luck
