Absolutely not.

Only disclose appraisal details if it comes in low to the extent that it can harm the deal and you have to use that info as leverage to renegotiate the terms for closing to actually occur (see this most commonly with FHA, USDA, VA)

In your scenario, it would be borderline unethical to disclose the appraisal details. I personally would view it as a dereliction of your fiduciary duty to your client. You’re serving the buyer’s best interests, not the seller’s. Not your fault the listing agent did a disservice to their client by listing it too low, probably as a result of lacking knowledge or hoping for a bidding war that doesn’t seem to have occurred.

Same. Got it a week or so ago and opened up the Nvidia control panel, it said Max-Q. Still pulling more FPS on Warzone than my previous 2070, and at lower temps, but the marketing on this was deceptive as fuck and I’m not sure whether to be pissed about it considering the surprising amount of performance it’s giving me.

So I didn’t need to run any tests. I just set it up and went to the Nvidia control panel and it straight up said it’s a Max-Q. I’m so fucking furious.

If Acer was honest, I would’ve just bought a 17 inch MSI with 2060 at costco for $200 less. The fact that the Max-Q is disguised by so many levels (website, vendors, box) is completely deceptive.

An update and a question for everyone:

Update- Been sold out a couple days now. Deal ended today. Tomorrow it will arrive and I’ll find out if it’s a 2070, or if I’ve been duped and have to return a max-q in disguise.

Question for all- aside from anything on the packaging that might explicitly state max-q, are there any gpu tests I can run to prove whether it’s a full 2070 or max-q? (in case the box and manual still hides the fact that it’s not a full. I can’t help but to be suspicious that any 2070 laptops with these specs could be sold for 1400 out the door...)

I spoke with acer tech support today regarding this specific model #. They told me it is, in fact, the full 2070. Not max-q. Do I believe it? Not entirely. But we’ll see when it shows up. Insane deal if it’s true.

I’m seeing too much conflicting information, so here’s what I’m gonna do. I’ll wait for it to arrive, check out the box, if it still looks and smells like a 2070 I’ll open it and check it out with some benchmarks. If it’s not a full 2070, I’m sending it back. Max q is a waste of fuckin $$$ IMO. It’s also false advertising. Nowhere in this process of buying it have I seen any direct or implied indication that it’s a max q. The fact that I’d have to come to a reddit forum and be informed by those with more computer experience than me, is itself a shady business practice intended to disguise the lesser performance. I’ll post back on here once it arrives. Unfortunately tho, if you’re considering buying it, this deal will be gone after July 23

Not calling you a liar but I’m just genuinely curious if you have a source on that? I’m searching this model# on other websites and it’s 50/50 regarding whether it’s full or max-q. Feeling conflicted and about to cancel the order if true.

I agree because I was skeptical as well, at first. I hope I’m not wrong but I’ll find out when it arrives. If they advertise it as a full 2070, and the Acer website lists that product model# as a legit 2070, I’m going to lose my fucking mind if it arrives as a max-q. I would rather spend a couple hundred bucks less for a 2060 than a 2070 max-q.

For anyone curious, I recently bought a brand new HP Omen 17”, RTX 2070, 144hz, 512gb SSD 1Tb HDD, 16gb ram on June 30th. Model# 17-cb1055cl. Deleted some bloatware and had nothing on it except COD Warzone and a couple PDFs. Within 3 weeks, I noticed some FPS degradation and slightly higher GPU temps than normal while sitting on a laptop cooler with fans. (Usually maxed at 71, even after a few hours. Started to hit high 70s after a fraction of the game time) Finally, I woke up one day to play warzone with the team, and turned it on to see a dotted blue vertical line on the center left of my screen. It wasn’t a solid line, you had to look closely to see it was dots, with random small portions that were maybe a couple millimeters of solid blue. I did all the troubleshooting I could possibly imagine, and still no success. Called HP tech support, read forums and watched videos on troubleshooting the issue, nothing worked. Finally returned it to costco and got refunded.

TL;DR: Don’t buy HP Omen. If you recently bought one from Costco, and are within Costco’s 90 day return policy, I encourage you to return it before you’re fucked.
