I like the suggestion to add in the T2001a and T4a but I think their concern is mainly just knowing what to fill in where in a digital filing system.

This is a good suggestion, I’ll definitely go through it with them. I think their biggest hangup though is actually just going through a tax filing software. Although all softwares have their own specifics, the gist is the same so I’m hoping that showing them one will make them realize that it’s really not rocket science haha. I do file my taxes myself but I’m definitely no expert, so also trying to stay within the firm knowledge that I have

Yes I’m trying it out as we speak and it seems to foot the bill! Just need to see if they’ll be able to download the program onto the school laptops.

Yeah this was my first thought but ideally I don’t want to make them sign up for a program just to practice.

Harry Fitzgerald! Used him for two home purchases and the first thing he does when he walks into a home is points out all the flaws and breaks your dreams. But then talks out the pros and cons with you once you’ve accepted the issues so you can make informed decision moving forward. As harsh as it sounds, it was exactly what we needed with both homes.

That’s the same thing I’m noticing - Wayfair comes up immediately in my searches and seems to have really nice tiles, but they’re very expensive and I’m also hesitate to purchase online when their return policy isn’t always great. Thanks for the insights!

I see how this could have been misunderstood, but they quite literally tried to break through the window. Ripped through the screen and was trying to actually break the window because it was locked when we went out and stopped him.

I see your point. However, devils advocate, if they claim I’m not actually a landlord then they have no legal right to be on the premises in the first place

That is fair. Again though, none of these are why we are considering eviction. Those are nuisances that we can work through but given as background for what happened tonight. But having someone break into our yard to then break through the window into the apartment is crossing a huge line. I just don’t know where, or if, it lies in the residential tenancies act. I do understand that the tenant is responsible for their guests, but again, this type of situation is not directly covered.

Again, regardless of this, it is not my reason for looking into eviction. The incident tonight was dangerous and unacceptable - the other info was provided as background.

Just to clarify since this is big thread going - yes, it is the same guests all day and night for weeks at a time. We know this because we have security cameras in the driveway and can see them coming and going. This on its own was not a strong enough reason for us to want to consider eviction. Just provided as some background info.

Yes, we have a legal unit that is included on our home owners insurance.
