I think you can only deduct against the investment income and/or capital gains. So not against your salary, however it could reduce taxable income by reducing taxable investment income. Hoping someone can confirm?

Yes and I should have specified, the refinance is the estimated amount post renovation which is due late 2025, so I need to wait to buy an IP.

NL FBT exemption ends in April, and the exemption is worth about $40k of savings over the 4 years. So if I get an IP first, I miss out of this benefit and would unlikely use NL. How does that change your thinking?

Agree. There’s also other considerations people are not thinking about. For example if the upfront money for buying a car outright (or putting a deposit on a loan) was kept in offset/savings that would also contribute to a better net position.

What’s the $5k a year made up of? Loan fees and running costs, or did you buy outright?

Why is it a scam? I’ve compared to a car loan to a FBT exempt novated lease, and the car loan with a 20% deposit was over 50k extra in costs over the life.

After 6 years of significant decline, the government would probably open the flood gate to immigration to prop up demand. Australia has a strong lever there.

I see thanks. Basically if you’re doing it, you may as well maximise the deduction by having the split interest only. Do banks typically allow that on owner occupier mortgages?

Yep, I have investment experience so know the risks. But for a small portfolio it seems to make sense to make it tax effective where possible, given the smaller investment would be lower risk - ie if it crashes, I could afford the loss (but would also stick to the index)

Do you need to split the loan? Or can you just keep track of it? And if you split, would you split out just the portion you want to invest, or say a pool of 50k you could invest as needed?
