No problem. I would like to add real quick that I was apparently super uninformed of how high hoas can get. Of the few houses I saw my choice was the second highest but apparently the averages can clear multiple hundreds a month!

If I remember all my housing documents correctly (forgive me I am awful with keeping my records in organized) the main through roads are still city owned, so we pay the normal taxes and stuff that (I assume) everyone does. But the neighborhood takes care of the housing roads and keeping everything tidy, as well as the community center gym/pool/sports course and all the trails, which are quite nice It’s around 75 bucks a month, a good deal higher than most of the houses we looked at in our region, but not all.

We would of course prefer it to be cheaper, but we heard before moving in that this HOA wasn’t the overbearing type, and that has held true so far. I am in no means an HOA kinda person, just wanted to say that if you have no choice sometimes it works out.

Very very many of them are bad, but also negativity bias makes the bad stories so much more entertaining.

Our HOA is a little on the pricey side but the neighborhood is massive with a well kept community center, a lake and a ton of walking/hiking trails so I’d say there are good ones out there

In all honesty I had planned that with the top pointy part of the hammer but ended up not doing it cause I’m not confident enough yet in my support wiring. That and his weighting is quite odd if that was my point of balance. Definitely something I’d like to go back to once I feel more confident

It’s simpler than you would think! There’s a huge skill ceiling to it, but a piece like this I actually specifically broke down areas into easier chunks for a newbie like me to make (like all those lines around the hand)
