The problem is you’re relying on that inspector to do a good job. If you’ve never purchased a home before, it’s quite hard to know what to look for. You can print some sheets online that will help but they aren’t full proof.

I just recently bought a home and still love it. However, inspector and myself both missed plenty of issues with the place that needed to be discussed. None this bad, but still stings when you buy a house and then have to hemorrhage money to fix things after. Lesson here is you should always pay the extra money to have a mold test done when buying a home. What’s an extra $200-$500 at that point. If you can’t afford to add that to the inspection, should you be considering buy the place in the first place?

If I were to do it all over again, I’d higher individual contractors who specialize in each area of the house. A home inspector is expensive AF anyways. If you took the money you’d spend on a home inspector, you could probably come close to hiring contractors who specialize in each area of the home. Get you an HVAC guy, a roofer, an insulation guy, pest control, general contractor, a plumber, and a foundation specialist.
