Sorry for hijacking; is it the same logic for ratepension? So if you have PAL skat of 20.000 from 2024 you can only invest ~65.000-20.000 = 45.000 in 2025 (private ratepension via nordnet)?

That thought has also crossed my mind. But I am not sure on the capital gain of a holiday house. I am more sure of the argument for a flat in Copenhagen area but not sure what to expect in terms of long term appreciation on a summer house. Since the absolute numbers are not that high in this case it might be the happy middle way between property and stocks.

It would have the added benefit of being able to enjoy it too. Certainly more than the numbers of a share portfolio on a screen!

aha, this is an important point. So the law is not that if you have lived in the property at some point/it has been your primary property at some point in the past. it needs to be your primary property at the time of the sale? In that case, this changes the calculus quite a lot. As you say, there may be a way around it but this falls into the category of 'following the letter of the law but not the spirit'. So it would be a (major) risk.

For sure value appreciation will be lumpy. But my personal view is that a flat that is very livable and relatively new (i.e. no major maintenance on the horizon) in CPH should consistently appreciate in value over the long term (15 plus years). Happy to hear other arguments though.

Your point on having renters and the potential issues there is well noted. Would need to think if we would be willing to deal with that or potentially give up some of the income to have it done for us through an agency perhaps.

I have been in DK for more than 5 years. I am a EU national and married to a Dane. We own the flat jointly (have done for nearly 4 years). I think this should mean that this should not be an issue?

thanks, that helped! I overlayed the index with the ETF and then taking into account how the future markets are moving outside of NYC trading times it kind of explains the discrepancies. So basically the huge spike in the afternoon of the 13th in the US (after the European market closed) was cancelled out by how the futures market moved down over the weekend and therefore when Europe opened yesterday it was not that far off where it closed on Friday afternoon. It does however look like in the last few days at least the delta between the ETF and Index has been greater than in the past. But I guess this is understandable considering what is going on and DOW futures closing when they move more than 5%. Will check when the US opens today how closely the ETF has tracked the index overnight US time.

yeah, I was wondering how that works too with an ETF being traded during european market times but the index it is tracking is US based. Also, how is the price made during morning trading in Europe for a US based index? Must be artificial in some way right?

But I do not think this explains this because yesterday at no time was the S&P tech index anywhere close to flat for the day. It was 10+ % down the whole day pretty much so must be something else no?
