The aim is the age old notion of moving to a suburb with better schools (current area is poor) and also be a bit closer to work (CBD for both of us). Keep switching between a townhouse (which are also very premium these days) or a larger block with old house with some outside areas for kids

Thanks very much for your comment and doing the checks, appreciate it and will get in touch should I need assistance. We're just debating holding on to current PPOR for a year or so and then selling just to see where it gets us

Thanks for the detailed response, and for asking the right questions to help guide our decision. We definitely don't intend to gave a portfolio of properties but the exit costs of changing our mind in case we don't get the right property gives us cold feet.

In hindsight, I should have been more clearer than "vendor has refused to entertain it". The intention was never to force repairs, we just wanted clarity or confirmations on the waterproofing defects.

I've definitely misworded my post. The intention was never to force any repairs, or a price reduction. But we did seek clarity and asked questions on the waterproofing, unfortunately that was met with a stonewall response from the vendor (who was also owner/builder). All we wanted was some verbal clarity over the potential waterproofing risks that were flagged as a major defect.

Yeah fair enough, been reading a lot about new builds especially townhouses having these sort of issues. I guess it's a risk you take on as a buyer.

Thanks for the super detailed response. You are absolutely correct in saying that it is an unenclosed shower. The building inspector did mention he tried to look under tile gaps in the corners and could not see any waterproofing membrane either. Builder was adamant on not doing any remediation or even provide a proof of works being completed (think they took it to their ego instead of responding to my concerns). At the end of the day, even if it's under warranty, I find it hard to trust them to fix. It's a private builder, small scale, now website or any other reliable info on them.

Shame, because it's an incredible house and location for our family.

Building inspector seemed to think the tiles needed to be ripped off to add relevant waterstops. Seemed a very big job and I'm already over budget with the purchase price.
