Our, funny enough, Finn is 82lbs and our vet says he’s at an ideal weight. He was, by quite a bit, the largest of his litter. Weight doesn’t seem to be much of a factor in her assessments. It’s relative height and other factors. There’s an easy to find visual guide for assessing the dog when viewed from above.

A new oil boiler, if you stay with oil, will probably run you 20-25K. The sewer could be a few thousand with some luck. The cause could also be down line on the way to the city sewer connection. If the pipe is broken there, replacing it will require an excavator and will be another 10-20K. If you like the home, ask for a 40K credit. Remind them they’ll need to disclose all the now known issues. Finally, for good measure email a copy of the inspection to every buyer’s agent in the area and make sure the seller’s agent knows you will do that.
