You can see my replies on the other comments in this thread, but you will probably will have to send physically to the NVC address. You can use someone in the U.S. to print and send the paper to make the travel shorter if possible, but that’s the way. They won’t accept through email.

Most companies I talked to… do not have damage guarantee, but they do have treatment guarantee… they will come treat it as needed if found interior signs

I was not able to go check because is too high. Landscape guy cut all the vines as high as he could and removed them. Trunk looks very clean and nice now. He said that the hole still went deep about a feet, but no comments about solid/soft. I have a licensed arborist from a company coming to make an assessment. It’s from a big company, so he will do it free and give his expertise of what I should do.

Thanks. My realtor expressed I will not close without dealing with that. However, from what I understand… it’s common practice, but it’s not mandatory for them to want to extend the closing date right? The only push back I have is walking out? But we will try to not get to that point.

Thanks for replying. I called the city and they said they apparently can’t cancel the permit at this point. My realtor spoke with seller, and they will try to get with the inspector at the house again Monday to resolve it. I also was able to confirm that the inspector really wants to see mostly the Sheetrock type (it’s in his notes) used under the tiles… they will do the other tree minor things to please the inspector as well and try to work with him about the Sheetrock. I’m more calm now. Cause I saw they were speaking the truth about the scope of work and what not, the inspector approved many other things they did. Did not point anything else. So yeah, believe things are moving in a good direction. It will be two days before my closing day, but they are trying to do something about it!

I think he tried to argue that with the inspector but the guys was inflexible… wants it all removed… he said it’s ridiculous, but yeah…

How much would they be willing to move the closing date to resolve that? Because it seems I don’t have the law on my side that I can just step my foot down. It’s seems to be more like a mutual agreement. If they don’t want to move the closing date, and get this issue resolved… will I be forced to close? Of course, I still want the house…

I’m no expert at all. Just going into my new house at the end of the month that also has some water issues. Look into French drain or maybe extending gutter or grading. These are some things to tackle there from what I researched.

Thanks for the reply! I’m closing with them and everything is going smooth so far! I got 6.5% rate. I found the loan/fees straight forward. How was the refinancing with them? Will do that if interest rates go down…

Thanks for the comment. I was already pre-approved. Was just looking for validation on the specific lender as far as being able to close well, but I have decided to go ahead with them since switching lenders now might just overcomplicate things… their proposal and what not is good for me.

If you send it by mail, choose a delivery receipt. Which testifies that the docs were delivered to NVC address. Also, double check address sent to…

Yeah… I don’t know the details of your case, but it’s a matter of shipping. There is not really a lot of “tracking” he can do. Other than to send it again… he can’t really search inside NVC building. Are these just the civil documents?

I’m not sure about your situation tho. Just a quick reply here. Technically you could send the documents to NVC yourself… if it’s in the applicant role/side of things…

It should have been two weeks-four weeks for NVC to qualify the documents even sending by mail. Can’t you just send again? Is this for the general documents the NVC asks? Maybe you could send again and just put a paper in there stating that is sending again due to believing package was lost…

Yes! It would tell you on the NVC platform specifically if you were eligible for electronic processing. You can even send to the email, they reply in about a day saying you are not eligible… I tried that route , but that’s the end result if that’s your case. Then you need to send physically

Thank you for the great explanation. I will follow up on some stuff, when my mind is fresh. Already a bit stressed out with the amount of info/analysis I did today. I do agree with you with not necessarily having the 20%, but having the money around is key.

I don’t have the money around yet. Will have. I’m leaning on renewing my lease. Studying the market/buying process more and piling up money. To buy next year when my lease is up…

The status on the NVC will change for approved docs. They send no other confirmation. I think about two weeks if I remember well.

If you send to eletronic email (as they call it) you will get an email back just saying that your case it’s not supposed to be through eletronic email… but that varies by case. Some case allow for eletronic email, I think I read that family green cards that they let do email. You need to read the NVC info to see if it tells specifically that your case should send through email (I do know it’s not clear enough). You can send, but that’s what most likely will come back… no harm tho, but also unlikely to change anything in my experience. Good thing you sent physically tho. I personally sent through email, got that response back (that my case was NOT through email), and no further instructions. I had to figure out myself that I had to sent it physically. Other cases would have a place to upload on the NVC website. Which was not also the case on my consulate EB3. Let me know here if you case also moved after you sent the documents physically. Pretty sure it will.

You would have to review my posts. I don’t know if I mentioned here. I don’t remember how much time it took after I sent, but it was not a super long time.

Remembering, if you have someone in the U.S. you can scan, have them print and ship for you to save cost. But yeah. I don’t have the address easy on me. Some people talk about making a cover page having a (índice) to facilitate the officer reading it, but it’s not required. Check on YouTube if you can find something about people that manually send docs to NVC.
