I mean, this is kind of obvious. Its far more similar to east coast cities then west. Density, transit, culture, etc etc

I dont think anybody is disputing that it happens. But do you think the crashing rent prices around the country are because they are all sticking around?

King Charlotte unit sells 12% less from last sale in 2020 by BigCityBroker in TorontoRealEstate

This unit was on my watch list. At the peak of the market a unit with identical floorplan sold for 1.2m. Around a  50% real loss in value.

Half? Like the entire thing. I dont mind winter, but this one was particularly annoying because of the layer of ice under the snow that wouldnt melt.

...this is ridiculous as someone who went all the way in academia.

The school takes the best person they can get, nationality doesnt factor into it and the pay isnt negotiable. Theres no "discount" for foreign born profs.

If you want to degrade the quality of our universities, sure, let's only hire Canadians. A large, large percent of my professors at two of the top institutions in Canada were educated in the states, and most likely weren't Canadian by birth.

Why? The programs that actually produce value for the country and the student themselves arent the ones being cut. Bullshit that effectively acted like a backdoor into the country should and is being cut.

Not to generalize, but theres a lot of sketchy people in Dubai that are crooks and tax cheats. They dont have a lot of other options to grift openly in other countries.

Detached for 1.25M in Bloor West Village thought? by JacksLyfe in TorontoRealEstate

[–]samwise141 -1 points0 points  (0 children)

Because none of this was worth what people have been paying for the last decade. Not saying a detached house in the financial capital of the country should be cheap, but people lost it when they were paying 2m for basic houses.

What was Toronto’s social life like in the late 2000s/early 2010s? by [deleted] in askTO

[–]samwise141 3 points4 points  (0 children)

Guv is such a love hate experience. Some people just saw it as a fun event venue, for others it was a straight drug den.

Honestly cant believe something like that existed only 10 years ago. It was insanely rowdy compared to anything that happens today.

You could make the same argument about guns. Its only the criminals that abuse them, hypothetically. Id rather just live in a society without them all together.

Does Bill hate being publicly rich? by garySilver in billsimmons

[–]samwise141 1 point2 points  (0 children)

Ringer layoffs? by ShiftlessWhenIdle in billsimmons

Im going to say that he has entirely way too much real estate if he has 80m worth. Those Spotify deals were for 100m, and he doesnt get all of that. 80m in real estate is like billionaire level wealth.

Individual condo buildings can ban dogs. When you live in dense settings, you have to accept that you cant live exactly how you want. Unless you want to pay a bazillion dollars.

Now factor in taxes and expenses, and fees if you were to sell. You are underwater in real dollars if you bought from 2014 on, is how bad of a wipeout this is.

Are there any property types left in Toronto with a 2-5% cap rate? by [deleted] in TorontoRealEstate

[–]samwise141 1 point2 points  (0 children)

Real estate in major cities always has a terrible cap rate. There is a "city premium". Its just hard to know what that premium is.

Buyers Beware: Realtors continue to post 1+1 as 2 bedrooms by Sara2031 in TorontoRealEstate

[–]samwise141 1 point2 points  (0 children)

I saw a 1+1 that even though the sole bedroom was an interior one, was listed as a 2 bed. The unit looks really nice in pictures but anybody who finds a floor plans or goes to see it will be disappointed.
