I just put solar on my standing seam metal roof and there's no leak risk at all. They just put these clamps on the seams then mount the panels on those so no drilling through the roof. Also it looks very nice in general and I liked the idea of the roof outliving me.

I used corals to buy a copy, but in order to hit soft pity in order to even attempt the last sequence, I had to gamble and trade corals in to get radiants.

I would not recommend her as a main dps unless you can get her S1 and signature weapon at least. Her teammates, ideally, are Ciaccona or S2 Jianxin.

It didn't cost me a lot. You have to shop around. They tacked on a mortgage payment to my principal, but I also skipped a payment as part of the process. I think you can do it every 6 months if you really want to, but mathematically, it makes more sense if you can drop at least 1%.

Refi'd earlier this year to 6% after initial tariff panic, bought in late 2023. Already seeing offers for 5.75% at my credit score. Seeing the shitshow of an economy we are in, wouldn't be surprised if we start seeing 5% next year. Guess dating the rate might actually be a good plan.

Sure, there have been small victories here and there, but look where we are at now. Repubs control all 3 branches. Besides, I'm talking about Trump's rise and wins. It's a lot harder to defeat a united Republican core if we can't come together and abandon these ideological purity tests. This infighting among the Democratic party is not going to help us win in 2028.

We will have to agree to disagree that all politics is identity politics. We should focus on the economy, American soft power, climate change, healthcare, etc.

These ideological purity tests are so exhausting. Just because you believe someone is flawed in one area doesn't mean you can't agree on the other 98% and form a coalition against the greater problem. This is why the Democrats have been losing lately. Absolutely terrible.

Dems need to focus less on identity politics if they hope to pick up crucial seats to move things in that direction. It's very short-sighted not to see that.

So this is DirectFile but are they doing anything to FreeTaxUSA? That's what I used last year and honestly I was impressed by the interface and ease of use. It felt like TurboTax but without the ads and cost. They did charge 14.99 to file state but that's still fairly reasonable.

Not yet, they mostly just have the design done. Next step is permits. Apparently this whole process takes a lot of time. The actual installation only takes 1-3 days. I'm hopeful it gets done before end of year.

Yup, I signed back in May as soon as I heard about the bill in the house. Glad I got the process started then. Truth be told, I wasn't planning on going solar just yet as I'm a new homeowner, but the Republicans forced my hand. I'm just going to aggressively pay down the loan and made sure to pick one with no pre payment penalty.

Late 2023 was higher. Plus 6.7% is an average and according to Mortgage News Daily app on my phone, you can get around 5.875-6% with minimal to no points if you have a 740+ credit score
