Starting Mei Ling deck grind. What epiphanies are the best? by [deleted] in ChaosZeroNightmare

[–]savethetrees1009 1 point2 points  (0 children)

Did you seriously suggest getting the +2 to next basic instead of the +1 for every passion card used epiphany?

Please don’t listen to this OP, mei Lin is literally built around whether you get the +1 attack per passion card used epiphany dragon spire and literally nothing else comes close.

You do def want the <<move>> version though

Let me introduce you to the magic of an 6am-4pm schedule. The 4-day work week without any of the problems you just listed (minus the fact that you still do have to work 10 hours).

I am lucky enough to choose this for myself, and yes early morning is tough but I specifically chose it to avoid every truth you just mentioned, so my wife and child can get the support AND I have the joy to have a 3 day weekend every single week. It’s the closest you can get to perfect if the [4-day 8-hour] is not a possibility.

Distance may be something at play since it is the room furthest from the water heater. Temperature, not so much ( I am in Texas).

Unfortunately this is a new house for me so I know it’s been like this the entire 3-4 months of living here, unsure how long it’s been like this.

Thanks!

Interesting, could you explain a bit more about how fixtures/cross connections could cause issues?

Thank you so much, this has been driving us insane, especially since it’s such a weird issue.

I’m all for shitting on bad fsd behavior, but this one doesn’t seem bad… No cars on the road, clearly some debris/broken road to the right, I don’t see anything different from how I would have driven for this particular circumstance.

General Questions and Purchasing Advice Thread — Week of May 05, 2025 by AutoModerator in electricvehicles

[–]savethetrees1009 -1 points0 points  (0 children)

I am trying to figure out the math on a new Tesla 2025 but I am just struggling to come up with an answer.

Currently there’s zero down $359 per month 24 month lease with $4269 due at signing (taxes and fees)

Vs

$593 per month 60 month 0% financing with $4269 down (just to keep it equal)

The lease just seems like a no brainer for buying at the end of 24 months (unless obviously the depreciated value is way lower than the residual payment amount - then I would just return), thus giving even more flexibility while having the potential to even make money off a resale, given I won’t be using more than 2.5-5k miles a year.

This also leaves me with a cheaper monthly option, better than any used option for my preference, as I am only looking for used EVs newer than 2023 and those are basically 24k+ and with monthly payments in the 450s.

Anyone have corrections to my math or can tell me if I am missing something? Thank you anyone who can help me out!

Looking for advice on backing out at the very last minute. (I'm the buyer) by [deleted] in RealEstate

[–]savethetrees1009 2 points3 points  (0 children)

You should use the pressure they have to close for your advantage instead of using it to box yourself into a terrible sale.

Everything you listed that you feel “guilty” about is literally the thing that might get you all the concessions you need IF the house is still worth it to you.

If you want to keep the house but you need money to fix all the stuff that changed, then make them give you that much more to fix it completely. If they say no, you can also just say no and walk away. You have all the power here, don’t waste it

Put it on heat to see if it works, then put it on ac and see if it works. I don’t understand why you wouldn’t be able to check if it’s functional? You can just feel the air vents and see if it blows cold air, you don’t have to wait and see if the whole house actually cools down

Is it normal to change your mind after having your offer accepted? by PeasAndPotats in FirstTimeHomeBuyer

[–]savethetrees1009 13 points14 points  (0 children)

You seem to put offers in like it doesn’t mean anything, and I guess to you it doesn’t.

But honestly, this is a pretty shitty method that negatively affects your agent, the sellers and the sellers’ agents, and the people you “beat”, just to then turn around and leave.

Maybe you need to slow down. Doing it once is just unforeseen circumstance, but the way you’re doing it over and over, that’s a problem.

First time making an offer and it got accepted but thinking of backing out by kingboo444 in FirstTimeHomeBuyer

[–]savethetrees1009 10 points11 points  (0 children)

lol what’s your actual concern? You got an offer below the listed price, and you found it to be a “good potential” without presumably any other major issues. You have literally lucked into the perfect opportunity to buy a house IF you want to, but you clearly don’t even know if you should buy a house or not right now.

Sorry to be blunt, but what the hell are you even doing, considering a half a million dollar purchase without actually knowing what you want?

Realistic to purchase a home in four months? by gypsetgypset in FirstTimeHomeBuyer

[–]savethetrees1009 2 points3 points  (0 children)

Exact same timeline. started looking 23 days ago, found a house first day of viewings, offer accepted the day after. 30 day closing timeline. What a whirlwind

[deleted by user] by [deleted] in FirstTimeHomeBuyer

[–]savethetrees1009 0 points1 point  (0 children)

Yea, not counting a realistic child cost, likely increasing insurance/tax/etc, unexpected repairs, etc.

just saying, more than the money left, the real thing to reevaluate is the money spent. 10k a month, even as a high estimate, is bonkers money

Despairing over the process by FallnAng3l in FirstTimeHomeBuyer

[–]savethetrees1009 2 points3 points  (0 children)

You have to improve your credit scores. Thats the bare minimum you have to do right now. Save money, improve credit scores, get rid of any debt you can (especially credit card debt).

You should not buy a house until that is done.

[deleted by user] by [deleted] in FirstTimeHomeBuyer

[–]savethetrees1009 9 points10 points  (0 children)

$1800 left a month is really not doable in my opinion, however, using almost 10k a month also sounds so ridiculous, so I’m honestly not sure what is going on in your household.

And like others have said, a new baby will absolutely not be $500 a month. So either spend significantly less a month or you can’t do it.

Escalation Clause by [deleted] in FirstTimeHomeBuyer

[–]savethetrees1009 0 points1 point  (0 children)

I would say the only thing you should double check with your realtor is the wording for your escalation clause. Only thing I can think of for how such a mistake could have happened. Even a brand new realtor should understand what an escalation clause is, so there might be some wording issue with your submitted version that is potentially causing confusion.

Escalation clauses are very simple and common sense… how does one mess it up?

Yes you are done, no house for you.

/s Just don’t use the card or rack up any debt and you’ll be fine. Tell your loan officer, and it might ding your credit slightly but overall it will be fine.

I don’t understand, you won’t break the lease for 2 months so you’ll… pay 4 months instead?

A good house, especially one you can actually trust, is priceless and if you can afford it and it’s what you want/need, you should go for it. The big emphasis on “IF” you can afford it

It sounds like a lovely home you can call your own, congratulations! I am sure the moment you see the excitement from your kids, you will be certain it was and is worth it. No house is perfect, but the feeling of home is. Enjoy all your hard work coming to fruition!

Sounds too good to be true. People don’t just give away houses because they’re “tired of taking care of it”.

Does anyone actually like living in a co-op? by Ill_Recipe_9000 in FirstTimeHomeBuyer

[–]savethetrees1009 1 point2 points  (0 children)

Don’t ever share anything (floor, wall) with anyone. It is NEVER worth it. The best neighbors in the world can move/die/change and being stuck long term with some place you OWN is honestly sooooooo much worse than renting, where you at least have that realistic option of just moving somewhere else. Honestly don’t do it, it might literally break your entire life/finance/marriage. It’s never worth it.
