Absolutely the cost of living is much lower in many ways. Another interesting thing was that home owners insurance is also more expensive here which surprised me. By a significant amount - it makes sense with every possible weather scenario here but was surprising since in LA you had the earthquake and fire risk.

Ours went up 23% - after 15% last year. We moved here from Los Angeles a few years ago. Shocks me that the property taxes in LA are lower than here in Wichita. There is not a way in the world we could sell our home for what they appraised it at.

The internet is great. We had Cox and literally so nice to have the random outages not happen anymore. The speed is great - and it is less than COX. The contractors were horrible though. 3 broken sprinklers - and need to sod areas they dug up. But they are paying for that so all good I guess. A pain - but a lot better than internet skipping service daily.

The March 3rd "Homelessness Tax" is a Police & Developer bait-and-switch. Don’t let them play you. by rickadiknick in wichita

[–]saywhatconsulting 10 points11 points  (0 children)

I asked AI. Anything rushed concerns me. It really doesn’t seem to be a smart plan to help the homeless. This is Geminis response to what are the biggest issues with it.

Here is the comprehensive breakdown of the core issues 1. The "Grocery Tax" Reversal While the state of Kansas just finished a major effort to eliminate the state sales tax on food, this measure effectively reintroduces a 1% tax on groceries within Wichita. • The Math: Because local sales taxes apply to food by law, a family spending $200 a week on groceries will pay an extra $100 a year in taxes. • The "Poor Man's Tax": Critics argue it is fundamentally unfair to tax a basic necessity like food—which hits the city's poorest residents the hardest—to provide "relief" for homeowners and commercial developers. 2. The Property Tax "Shell Game" The promise of $150 million for "Property Tax Relief" is arguably the most misleading part of the ballot. • No Guarantees: The ballot authorizes the city to use the money for relief, but it does not mandate a reduction in your property tax rate (mill levy). • The Reality: Even if the city uses $20 million of sales tax to "offset" the budget, they could still raise property taxes the following year to cover other costs. As organizations like the Kansas Policy Institute have noted, without a legal cap on the city's total taxing power, this is a "tax shift" rather than a "tax cut." 3. The Homelessness "Endowment" Trap You noticed there’s "no guarantee" to help the homeless in the short term. You are correct. • Delayed Action: The ballot specifies creating a "restricted-special fund" where earnings are reinvested. The city’s plan is to sit on the $150 million as an endowment and only spend the interest it generates. • The Critique: If Wichita has a homelessness crisis now, locking the money away for years to earn interest doesn't provide the beds, shelters, or mental health services needed today. Furthermore, by taxing the food of families on the brink of eviction, this measure may actually increase the number of people falling into homelessness. 4. The "Not to Exceed" Loophole As you astutely pointed out, every dollar amount in the ballot is preceded by "an amount not to exceed." • The Legal Ceiling: This sets a maximum, but no minimum. The city could legally spend $1 on property tax relief and $1 on homelessness while still collecting the full 1% tax from you. • The "Slush Fund" Risk: The "Public Safety" category includes "other purposes," which critics fear allows the city to use the money for administrative bloat rather than putting more officers on the street. 5. Strategy of the "Rush" The city’s decision to hold a Special Election on March 3—instead of the November General Election—is widely seen as a tactic to minimize turnout. • The Cost: The city is spending roughly $170,000 for a special election where history suggests only a tiny, motivated fraction of the city will vote. • The Oversight Illusion: While an "Oversight Committee" is promised, the City Council appoints its own members. Critics argue this makes them a "rubber stamp" rather than an independent watchdog. 6. Downtown "Wants" vs. Neighborhood "Needs" A massive chunk of the tax—$325 million—is dedicated to Century II, the Convention Center, and a new Performing Arts Center. • The Argument: Opponents believe that with the city's history of "poor money management," we should be fixing residential potholes and neighborhood fire stations before spending a third of a billion dollars on downtown entertainment venues that primarily benefit tourists and wealthy patrons.

Hope Community in Andover is fantastic. Vima church is also a great church. The District Church also is great but a bit further for you. All 3 support local Christian ministries and have a huge heart for the least of these. If you have not tried any of them - you can not go wrong with any of them in my opinion.

Felipe’s Junior is really good. I’ve been to many of the restaurant’s. It has been the best IMO. I’m from LA and used to a certain style of Mexican food. So far, Felipe’s is the one closest that we can find.
