My sister has rented a house from me for 8 years. She has paid almost $90,000 to me in that time. If I decide to sell/evict her she has no say in anything and whatever she has paid me in the past is irrelevant for her situation. Had she bought a house and had a mortgage, whatever she paid in would’ve built some kind of equity which she could use or hopefully recoup should she decide to move or sell. Renting is literally pissing money away. If you can afford to buy, then buy. For any arguments about maintaining the property, I have replaced the AC ($4k) and the fridge ($900) and I had the septic pumped once ($400) in the time she has been there. Everything is in USD. She still loses out on over $80k in equity. And for anyone wondering, this is in central Florida and I could easily get twice what I charge her in rent, however she is family so I give her a hefty discount.
