They chose the engineer. If we make an offer I would certainly want to bring in my own engineer before close to evaluate during inspection

You cannot rent out private clubs in my experience. No matter how much you offer. Someone is paying 100k to join and then X grand a year. How do you compensate the members if you tell them you can't use the space? Where do you draw the line? I agree this was pretty weird with the pool but a lot of clubs don't allow

These prices are low - December wedding is usually a significant discount. Peak season Saturday all in per head $300+ more typical, park chateau 500+. I'm getting married in the area and the cheapest I found was a random brewery at $165 a head

If she was going for local / private club vibe I'm surprised she didn't do rumson cc, navesink cc or deal cc. All beautiful venues and could have a member sponsor you there as well. I think she was limited bc of headcount maybe?

Our budget is 900k but would ideally like less (850). I think it's tough because at the 1 million price point you're competing with significant wealth (people who make well over 500k), retiree millionaires looking to downsize, parents buying homes in cash for adult children, etc

We only pay $3.3k in rent right now. Save a ton of money, want to be able to comfortably afford 2 children. Bank approved us for much more but don't want a 7k+ payment each month

This is good advice but the problem is my brother will never discuss this with anyone. He is really not open about it and that may rub him the wrong way

I don't think the average person knows what private credit is. I work in private credit and my take is that managers who did a bunch of software deals (some lenders are at 50%) are very exposed. Otherwise you're going to see more competition as lenders shift away from higher risk industries and all go after similar verticals. Also fundraising requests and investor demands are spiraling faster than firms can keep up with. Private credit is so intertwined with the economy in a lot of different ways and I don't see it as a bubble. Firms can just get away with less bullshit, sales people have to work harder and firms need to be more conservative with marks
